How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Avoid scourers and strong chemicals on sealant
  • Do not seal over failed sealant yourself
  • Wait for the cure time before using a resealed shower
  • Look at the sealant regularly in the first couple of years

Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.

Don’t let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you so report it promptly.

New build mastic for homes and businesses in Leideag

Developers send us the plot schedule and we work through it. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover with a sealant suited to each area. We’re often asked to deal with untidy sealant flagged on a snagging list and gaps behind new kitchen upstands, on plot handovers, skirting & floors and bathrooms & en suites.

For a place like Leideag, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

Why deal with it now?

Small cosmetic gaps can wait for the house to settle, but water getting through cannot. Not sure whether yours can wait? You can email us at info@mrmastic.co.uk with a few pictures and we will give you a straight answer. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Why us?

  • Approved under the ARBOMaster scheme
  • Full insurance on every job
  • Quality sealants from Arbo and Everbuild
  • Every job guaranteed for a year

New build mastic in Leideag: local notes

Leideag is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

The process

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours in a single home. Outside jobs in Leideag need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you are given the cure time.

Getting ready for the visit

  • Keep pets and children clear of the area while we work

When it isn’t the sealant

It helps to know what we can’t do:

  • Cracked trays, tiles or worktops
  • Your warranty claim itself, which is between you and the builder
  • Baths and trays that move too much for sealant to cope with

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What the job involves on each surface

Skirting and floors

Floors and skirting move as the house dries and the heating runs. We use a flexible product rather than caulk.

Bathrooms and en suites

Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.

FAQs for Leideag

Is Leideag in your area for new build mastic?

Yes, Leideag is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

Is there a guarantee on new build mastic in Leideag?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Can you do several jobs on one visit?

Of course. Doing several areas at once is normally more efficient.

How long does new build mastic take?

Typically it takes a few hours for most snagging lists, longer for a run of plots. Bigger jobs take longer.

Can I send you my snagging list?

Yes. Send us the sealant items on the list, with pictures if you can and we will give you a quote. We’ll flag anything that needs another trade.

Do you use white or clear sealant?

We use white, clear or a colour to suit the finishes. Let us know your preference when you ask for a quote.

Is it messy?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Common problems we fix in Leideag

Fresh sealant can be knocked or cut by trades finishing off. A bead disturbed before it has cured may never seal properly, and the problem shows up after you move in.

Most people get in touch when they notice something like this:

  • New-build shower sealant that has already split
  • Plot mastic for developers ahead of handover
  • Cracks appearing as a new home settles
  • Cracked caulk along new skirting

In and around Leideag, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
