Trusted fire rated sealant in Leideag

Fire rated sealant for homes and businesses in Leideag

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, and we can record what went where. If you have old fire sealant that has split or come away and ordinary sealant used where a fire-rated product was needed, we can help, on linear gaps, door frames and pipe & cable gaps alike.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

Our work is backed for twelve months, in Leideag and everywhere else we cover.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

For anyone letting property in or around Leideag, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

Common problems we fix in Leideag

Door frames are a common weak spot. The architrave hides the gap between frame and wall, so it can be left open when a door is replaced.

The most common problems we see are:

  • Fire seals that have cracked with movement
  • Gaps where walls meet ceilings or slabs
  • Seals cut through by electricians, plumbers or data installers
  • Holes left by a change of layout

Community buildings like Church of our Lady are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

What your quote should include

  • Who does the work, and how experienced they are
  • Whether you can choose the colour
  • Whether they seal over old material or remove it
  • When the joint can take water or movement

Door frames

We deal with the gap around the frame, not the door. The door leaf, its seals and closer need a door specialist.

Linear gaps

A linear joint may need to allow for movement as well as fire. The product and depth are chosen to suit both from the manufacturer’s details.

Leideag: your questions answered

Will you come out to Leideag?

Yes. Leideag is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme.

Do you offer different sealant colours?

In most cases you can choose. We will tell you which colours the right product comes in and agree one before work begins.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you will get one quote.

How long does fire rated sealant take?

As a guide, most jobs take a few hours for a handful of gaps, and longer for a whole building. Larger jobs naturally take longer.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

How much does fire rated sealant cost in Leideag?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before we start.

The process

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and clear up. It normally takes from a few hours to a few days, depending on the number of gaps and the access. Outside jobs in Leideag need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • Mention any sign-in or site rules at work premises
  • Let us know about parking restrictions

Advice

What affects the cost of fire rated sealant

The quote reflects the job in front of us. We take into account:

  • The size of the job
  • Whether old sealant or filler has to be cut out
  • The product the joint needs
  • How many areas need sealing

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • A few pictures by email, if you can
  • The type of property
  • Roughly how big the job is
  • Where the job is, and your postcode

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.

Looking after it afterwards

Looking after new joints is easy:

  • Plan fire stopping into any work that goes through walls or floors
  • Take photos of fire stopping before ceilings or boxing go back
  • Check whether a sealant can be painted before decorating over it
  • Flag any open gap you spot round a pipe or cable

File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is generally a straightforward job.

Workplaces and buildings in Leideag

If you run a hotel, guest house or holiday let in a coastal place like Leideag, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

Schools such as Castlebay Community School are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices.

Can I do it myself?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
