New build mastic in Kingston, done properly
New homes move as they dry out. Timber shrinks, plaster dries and baths and trays bed down, so sealant that was laid quickly before handover often cracks. If you have sealant work across a run of new homes and gaps behind new kitchen upstands, we can put it right, whatever the surface.
In and around Kingston, floors range from older timber boards to tiles and newer finishes, from timber that moves with the seasons to tiles laid on concrete. Skirting and threshold joints need a sealant that suits the floor.
Each job carries a 12-month guarantee.

New build mastic in Kingston: local notes
Kingston is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For new homes near Fratton station, it’s worth checking the sealant early, while snags are still fresh. In and around Kingston, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Surface by surface
Bathrooms and en suites
En suite showers are a common source of leaks into the room below. A proper reseal keeps water in the tray.
Skirting and floors
Gaps under skirting are one of the most common new-build snags. We seal it with a flexible sealant that copes with the movement.
Looking after it afterwards
To keep the joints looking good and working properly:
- Keep photos and emails about snagging items
- Do not seal over failed sealant yourself
- Use the extractor fan every time you shower
- Watch for new gaps as the house dries out
Wipe the sealant with warm soapy water. Avoid abrasive pads and strong solvents, which can damage the surface.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant and protects the rest of the house.

Why deal with it now?
Resealing everything on a snagging list in one visit is normally simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times to plan around. Around Kingston, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
The process
On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work generally takes a few hours in a single home. Parking around Kingston is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- Every bit of the old builder’s sealant is cut out down to clean surfaces.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- We tool every joint neatly and tell you when each area can be used.
Before we arrive
- Clear items away from the joints we’re working on
- Tell us if parking is tricky
- Tell us about access, such as stairs, a lift or high-level joints
