New build mastic for Kinglassie homes and businesses

About our new build mastic in Kinglassie

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. In both, preparation makes the difference since hurried prep is behind a lot of new-build failures. If you have gaps behind new kitchen upstands and cracked sealant around new window and door frames, we can put it right, on windows & doors, plot handovers and show homes alike.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

All our work is covered by our one-year guarantee.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Avoid scourers and strong chemicals on sealant
  • Keep water off fresh sealant until it has cured
  • Report sealant problems to your builder during the snagging period
  • Look at the sealant regularly in the first couple of years

Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Do you need new build mastic in Kinglassie?

The wrong product is sometimes used in the wrong place: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Neither lasts long.

People usually contact us when they notice one of these:

  • Cracked sealant around new window and door frames
  • Shower seals failing in the first year or two
  • Gaps opening as the house dries out and settles
  • Skirting joints opening in the first winter

For new homes near Cardenden station, it’s worth checking the sealant early, while snags are still fresh.

What your quote should include

Why act early in Kinglassie

A quick bead over the top of the old sealant can look fine at first, but it won’t bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. Around Kinglassie, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What you get with us

  • Tidy, careful work
  • Domestic, commercial and hotel work
  • One-year guarantee on every job
  • White, clear, grey or coloured to suit, where the product allows

Questions from Kinglassie

I let a flat near Cardenden station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Is Kinglassie within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for developers?

Yes. Second-fix sealing in bathrooms, kitchens, frames and floors is part of what we do. We clean and prime joints properly to keep callbacks down.

Do you use white or clear sealant?

We use white, clear or a colour to suit the finishes. Let us know your preference when you ask for a quote.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages to suit the site.

Should I go to my builder first?

Report it to the builder first while you are covered. If it isn’t resolved, we’ll cut it out and reseal it.

How long should I leave it?

Different products cure at different speeds, so follow the cure time we give you.

Will you just run a new bead over the existing one?

No. We always remove the existing bead, the joint cleaned and primed where needed, before resealing.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

The process

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on the number of plots, including the tidy-up. For a place like Kinglassie, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.
