Joppa: your questions answered
Is Joppa within the area you cover?
Yes. Joppa is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you do new build mastic in Joppa?
Yes. We work across all of Scotland, and Joppa is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Will you just run a new bead over the existing one?
No. Over-sealing traps mould and water and soon fails. All the old sealant comes out before work begins.
What should I tell you?
Let us know what needs doing and where. If we need more, we’ll ask.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
When is the best time to reseal in a new build?
Any seal that is leaking should be redone straight away. For small cosmetic gaps, waiting until the house has settled can save doing them twice.
Do you work for landlords and businesses?
Yes, we do. Domestic, commercial and hotel work are all part of what we do.
New build mastic for homes and businesses in Joppa
Snagging sealant properly means taking the failed bead out completely. Fresh silicone can’t bond to the old layer, so it all comes out before we clean, dry and reseal. If you have sealant applied over dusty or wet surfaces and second-fix sealing on new plots, we can put it right, on plot handovers, bathrooms & en suites and windows & doors alike.
For a place like Joppa, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
A 12-month guarantee comes as standard, so you’re covered after we have gone.

Can I do it myself?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The process
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the number of plots. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We start by going through the snagging items or plot schedule with you.
- Every bit of the old builder’s sealant is cut out, with no layer left behind.
- We clean out the dust and grit left from the build.
- We prime where needed and apply a sealant suited to each joint.
- Each bead is tooled and the cure times explained.
Getting ready for the visit
- Let us know about parking restrictions
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any water getting in

Do you need new build mastic in Joppa?
Fresh sealant can be knocked or cut by trades finishing off. If it’s disturbed before curing, the joint can be left weak and it shows once the home is in use.
Look out for these signs:
- Sealant applied over dusty or wet surfaces
- Messy sealant that spoils new finishes
- Cracked caulk along new skirting
- Joints pulling apart as timber shrinks
In and around Joppa, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Skirting and floors
Gaps under skirting are one of the most common new-build snags. A flexible sealant closes it without cracking like caulk.
Show homes
We seal show-home bathrooms, kitchens and frames. We will plan around viewing times.

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Raise failed sealant with the developer while you are covered
- Ventilate bathrooms well, especially in the first year
- Follow the cure time we give you
- Do not seal over failed sealant yourself
Keep pictures of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.
Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black keeps the job straightforward.
