Trusted new build mastic in Highleigh

New build mastic in Highleigh, done properly

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference. We are often asked to deal with frame joints opening as the plaster dries and beads laid onto grit and dust from the build, across plot handovers, show homes and bathrooms & en suites.

Older homes in small places like Highleigh often have timber floors that move with the seasons, so skirting and threshold joints need a flexible sealant rather than a rigid filler.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

Different surfaces, different methods

Kitchens

Sink joints are wet all the time. We use a sealant suited to kitchens, food-safe where it’s needed.

Plot handovers

Developers can send the plot schedule and specification for a quote. Sealant work across the plot is covered to the agreed spec.

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Highleigh: your questions answered

I let a flat near Chichester station. Can you help?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.

Is Highleigh in your area for new build mastic?

Yes, Highleigh is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or email us with a few details of the job, and we will send you a clear quote.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Why does sealant fail so quickly in new builds?

Lots of new homes see sealant crack early. Poor preparation at handover adds to it.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

The process

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most snagging lists, longer for a run of plots. In a small place like Highleigh, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. We cut out every bit of the failed or messy sealant.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

How to prepare

  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area

Advice

Why deal with it now?

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. Older cottages and farmhouses around Highleigh can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, phone 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

What to tell us for a quote

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Do not wait for the house to settle if water is getting through
  • Don’t seal over failed sealant yourself
  • Clean sealant with mild detergent, not abrasives
  • Use the extractor fan every time you shower

Follow the cure time we give you before the area gets wet. Most silicones need around a day.

Report failed sealant to the builder while you’re in the snagging period. Once it ends, the repair may be down to you.

Joints and finishes in Highleigh homes

Highleigh is close to the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you’ve bought a new home near Chichester station, the sealant around baths, showers and frames is worth checking in the first year or two. In and around Highleigh, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
