New build mastic for Frostlane homes and businesses

About our new build mastic in Frostlane

Developers send us the plot schedule and we work through it. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over using the right product for each joint. We work on show homes, kitchens and plot handovers, and the jobs we see most are second-fix sealing on new plots and untidy sealant flagged on a snagging list.

Somewhere as small as Frostlane, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

You get a 12-month guarantee, the same in Frostlane as everywhere else we work.

Landlord and commercial work in Frostlane

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

What the job involves on each surface

Skirting and floors

Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.

Plot handovers

Send us the schedule and any sealant specification for a quote. Sealant work across the plot is covered to the agreed spec.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Disputes or warranty claims with your builder
  • Cracking that points to a structural problem
  • Baths and trays that move too much for sealant to cope with

If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before you book.

What we do, step by step

At the end, we look at the finished work together and explain the cure time. The visit itself normally takes a few hours for most snagging lists, longer for a run of plots, depending on the size of the job. Somewhere like Frostlane needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Before we arrive

  • Clear items away from the joints we are working on
  • Tell us if parking is tricky
  • Keep pets and children clear of the area while we work

Advice

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Leave it or put it right?

Small cosmetic gaps can wait for the house to settle, but water getting through cannot. Not sure whether yours can wait? You can call 0345 464 0079 or send us an email with a few photos. In a small place like Frostlane, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why us?

  • Anti-fungal sanitary silicone in wet areas
  • A sealant colour to suit the surroundings
  • 20+ years of sealant experience
  • A choice of colours where the product allows

Questions from Frostlane

Do you work for landlords with property near Netley station?

Yes, we work for landlords and agents. You can phone 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before work begins.

Do you cover Frostlane for new build mastic?

Yes. We work across London and the South East, and Frostlane is part of that. You can phone 0345 464 0079 or email us and let us know what needs doing.

Do you take on second-fix sealing for builders?

Yes. Second-fix sealing in bathrooms, kitchens, frames and floors is part of what we do. We clean and prime joints properly to keep callbacks down.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or send us an email.

Is the work guaranteed?

Yes. All our work carries our one-year guarantee.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What affects the cost of new build mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How much there is to do
  • The old material and how stubborn it is
  • How many areas need sealing
  • The type of sealant required

Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What we need to know

When you contact us, these details help:

  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • A few pictures by email, if you can
  • The type of property

To get a quote, call 0345 464 0079 or email us with the location and a short description of the problem. We’ll send you a clear quote before any work starts.
