New build mastic near Drumoak

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

New build mastic for homes and businesses in Drumoak

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you’re still within the builder’s snagging or warranty period, tell them first. If you have sealant applied over dusty or wet surfaces and untidy sealant flagged on a snagging list, we can help.

Around smaller Scottish places like Drumoak, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Different surfaces, different methods

Kitchens

New-kitchen sealant is often applied in a rush. We take it out and reseal neatly, colour-matched where it shows.

Plot handovers

Send us the schedule and any sealant specification. We seal bathrooms, kitchens, frames and floors to the agreed spec.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Drumoak: your questions answered

Is Drumoak in your area for new build mastic?

Yes, Drumoak is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Will you come out to Drumoak?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can I send you my snagging list?

Yes. Photos of each sealant item help us quote. Items that need a plumber, tiler or the builder are flagged.

Can you match the sealant colour to my new kitchen or bathroom?

White and clear are the most common, but sealant comes in other colours too. We match the colour to the finish.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Will you just run a new bead over the existing one?

No. Over-sealing traps mould and water and soon fails. All the old sealant comes out before any work starts.

When is the sealant fully cured?

Cure times vary by product and the conditions. Before we leave, we will tell you the cure time.

When it isn’t the sealant

Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. Sealant won’t put right:

  • Baths and trays that move too much for sealant to cope with
  • Cracking that points to a structural problem
  • Damaged fittings that need replacing

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Surfaces we seal

  • Windows & doors
  • Kitchens
  • Bathrooms & en suites
  • Skirting & floors
  • Show homes

The process

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours in a single home, depending on the size of the job. Outside jobs in Drumoak need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises

What affects the quote in Drumoak

For a quick quote, just ask. What matters most is:

  • Whether there’s mould to deal with
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • The number of rooms or windows

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • Where the property is
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now
  • Any access issues, like height or stairs

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.
