New Build Mastic in Cummertrees
Our applicators work in Cummertrees on plot mastic for developers and snagging failed sealant in new homes. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Joints pulling apart as timber shrinks
- Cracked caulk along new skirting
- Worktop and upstand sealant coming away
New build mastic in Cummertrees, done properly
New homes move as they dry out. Timber shrinks, plaster dries and baths and trays bed down, so sealant that was laid quickly before handover often cracks. We work on windows & doors, kitchens and show homes, and people most often call us about smeared, uneven beads picked up at snagging and shower seals failing in the first year or two.
Work in a place like Cummertrees is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
A one-year guarantee comes as standard, so you are covered after we’ve gone.

How it works
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for most snagging lists, longer for a run of plots. Around Cummertrees, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First we work through your snagging list or plot schedule with you.
- We cut out every bit of the failed or messy sealant.
- Surfaces are cleaned of building dust and primed where needed.
- New sealant suited to each joint is applied and tooled neatly.
- We check every joint and tell you how long each needs to cure.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- For business premises, tell us about site rules or sign-in
- Keep pets and children clear of the area while we work

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Baths and trays that move too much for sealant to cope with
- Your warranty claim itself, which is between you and the builder
- Damaged fittings that need replacing
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

How the job changes by surface
Plot handovers
Taking time over preparation reduces return visits. Dust from the build is removed first.
Show homes
Show homes need sealant that looks right from day one. We lay neat, even beads in colours to suit the finishes.

New build mastic around Cummertrees
Cummertrees is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Do you need new build mastic in Cummertrees?
Sealant applied onto damp surfaces does not bond well. Site programmes do not always leave time for joints to dry first.
Look out for any of the following:
- Gaps behind new kitchen upstands
- Sealant that never bonded to the surface
- Messy sealant that spoils new finishes
- Cracked sealant around new window and door frames
In and around Cummertrees, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Put sealant faults on your snagging list early
- Clean sealant with mild detergent, not abrasives
- Act quickly if a seal starts to leak
- Watch for new gaps as the house dries out
Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day.
Don’t let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you, so raise it early.
Questions from Cummertrees
Do you cover Cummertrees for new build mastic?
Yes. We work across all of Scotland, and Cummertrees is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.
I let a flat near Annan station. Can you help?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
How long will you be here?
A typical job takes a few hours for most snagging lists, longer for a run of plots, including preparation and clearing up. We will confirm how long when we quote.
Do you guarantee your work?
Yes: twelve months. If anything isn’t right with the work within the year, let us know and we’ll sort it.
Where do you work from?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Is it messy?
We keep the work tidy. We protect what’s around the joints, and we clear up when we are done.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Why deal with it now?
The builder is generally the first port of call while the snagging or warranty period runs. If it keeps failing or isn’t dealt with, we can reseal it properly. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
