How the job changes by surface
Show homes
In a show home, the sealant is on display. Every bead is neat and coloured to suit the room.
Skirting and floors
Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. They get a flexible, water-resistant sealant.
New build mastic for homes and businesses in Culbokie
We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation. If you have beads laid onto grit and dust from the build and cracked sealant around new window and door frames, we can help, on plot handovers, windows & doors and kitchens alike.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Questions from Culbokie
Can you do new build mastic in Culbokie?
Yes. We work across all of Scotland, and Culbokie is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Is Culbokie within the area you cover?
Yes. Culbokie is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Where are you based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do you hold any approvals?
Yes. We are approved under the ARBOMaster scheme.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Can you reseal over the builder’s sealant?
No. New silicone will not bond to old silicone, so it soon lifts and traps water. The old sealant always comes out first.
When is the sealant fully cured?
Different products cure at different speeds, so please follow the time we give you.
New homes and floors in Culbokie
Culbokie is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
Around Culbokie, as everywhere, new build mastic is only as good as the preparation behind it. For new homes near Dingwall station, it’s worth checking the sealant early, while snags are still fresh.
Culbokie is about 10 miles north-west of Inverness, in Highland. Wherever you are in the IV7 postcode area, our applicators can take on new build mastic. Our Highland coverage runs to 253 places, and Culbokie is one of them.

What affects the cost of new build mastic
There’s no set price list, because jobs vary so much. The quote depends on:
- Any working-time requirements on site
- The type of sealant required
- Whether there’s mould to deal with
- The number of rooms or windows
Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
Helping us quote
To make quoting easier, please include:
- Whether it has been sealed before
- A few pictures by email, if you can
- What the problem is, such as mould, gaps, leaks or cracking
- The address or postcode of the job
Need a quote? Please send an email to info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.
Why deal with it now?
A tube of sealant from the DIY shop won’t fix the cause: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. In a place like Culbokie, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
Why us?
- Quality sealants from Arbo and Everbuild
- Anti-fungal silicone where joints get wet
- Sealant colour chosen to suit
- Over 20 years’ experience

What we do, step by step
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours in a single home, and the area is left clean. For a place like Culbokie, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We go through the snagging list or plot schedule and agree the joints to do.
- Failed or untidy sealant is cut out completely.
- Each joint is cleaned of dust and grit, then primed if required.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Each area is checked and left with its cure time.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children
- Try not to wet indoor joints just before the visit
Ask for a quote
Asking for a quote is easy: let us know what needs doing and where and its rough size. Photos by email help us understand the job.
Advice
When something else is needed
New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:
- Cracked trays, tiles or worktops
- Your warranty claim itself, which is between you and the builder
- A tray or bath that isn’t properly supported, until it’s fixed
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.
Surfaces we seal
- Bathrooms & en suites
- Plot handovers
- Show homes
- Windows & doors
- Kitchens
- Skirting & floors
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Aftercare tips
Aftercare is simple, and it makes a real difference:
- Wipe joints with warm soapy water
- Follow the cure time we give you
- Open a window or run the fan after bathing
- Get a leaking seal dealt with right away
Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day to cure enough for use.
Early snagging is easier snagging. Left alone, a small crack can become a leak in a busy bathroom.
