New build mastic for homes and businesses in California

We never seal over a failed new-build bead. New silicone won’t bond to old silicone, so the joint is cut out, cleaned, dried and resealed. We are often asked to deal with second-fix sealing on new plots and shower seals failing in the first year or two, across kitchens, plot handovers and bathrooms & en suites.

Around California, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.

Whatever the size of the job, you get the same one-year guarantee in California and across Wokingham.

What happens on the day

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. The work generally takes a few hours in a single home. In a small place like California, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Wait for the cure time before using a resealed shower
  • Clean sealant with mild detergent, not abrasives
  • Get a leaking seal dealt with straight away
  • Open a window or run the fan after bathing

Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.

Why it’s worth doing now in California

A quick bead over the top of the old sealant can look fine at first, but it cannot bond to what’s underneath. A lasting seal starts with removing the old one completely. Around California, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

New build mastic in California: local notes

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Around California, as everywhere, new build mastic is only as good as the preparation behind it. If you’ve bought a new home near Crowthorne station, the sealant around baths, showers and frames is worth checking in the first year or two.

When it isn’t the sealant

Before booking, it’s worth knowing the limits too:

  • Baths and trays that move too much for sealant to cope with
  • Deciding who is responsible under a builder’s warranty
  • Settlement cracks that need a surveyor

If you are not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

What the job involves on each surface

Bathrooms and en suites

En suite seals are easy to miss on a snagging list until they leak. Resealing properly keeps water where it belongs.

Show homes

Tired or marked sealant in a show home can be renewed. We cut it out and reseal neatly.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What affects the cost of new build mastic

We quote each job individually. These are the things that affect it:

  • How many areas need sealing
  • The old material and how stubborn it is
  • Access and height
  • Which sealant suits the joint

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.

What we need to know

Before you ask for a quote, have a think about:

  • Any access issues, like height or stairs
  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed

There’s no standard price list. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or email us.
