New build mastic in Bladnoch

About our new build mastic in Bladnoch

Across Bladnoch, we work for both new-home owners and the builders handing those homes over. Whether it’s one en suite or a run of plots, the method is the same: remove, clean, prime where needed, then a neat new bead. Typical jobs include frame joints opening as the plaster dries and gaps opening as the house dries out and settles, on show homes, bathrooms & en suites and skirting & floors.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

All our work is covered by a 12-month guarantee.

Why act early in Bladnoch

A hairline gap at a skirting can wait, but a leaking seal can’t. If you’re unsure which you have, email us at info@mrmastic.co.uk with photos. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

What you get with us

  • We never seal over old sealant
  • Full insurance on every job
  • White, clear, grey or another colour, product permitting
  • Trusted Arbo and Everbuild sealants

For landlords and businesses

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Signs you need new build mastic in Bladnoch

The first winter with the heating on dries a new home quickly. Gaps open along skirting, frames and worktops.

Signs it’s time to call us include:

  • Gaps between new skirting and floors
  • Cracks appearing as a new home settles
  • New-build shower sealant that has already split
  • Internal frame sealant that has split

Whether the job is in Bladnoch itself or nearby, the right material for each joint matters as much as a neat finish.

Your questions about new build mastic in Bladnoch

Do you cover Bladnoch for new build mastic?

Yes, Bladnoch is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Is there a guarantee on new build mastic in Bladnoch?

All our work, in Bladnoch and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Can you reseal over the builder’s sealant?

No. Fresh silicone does not stick to the old layer, so it soon lifts and traps water. The old sealant always comes out first.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

What do you need from me for a quote?

Let us know what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Can you work from my snagging list?

Yes. Snagging lists are a common starting point for us. We will go through the sealant items and agree what we will do.

What we do, step by step

You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes a few hours for most snagging lists, longer for a run of plots in most cases. Outdoor work around Bladnoch depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. We check every joint and tell you how long each needs to cure.

Before we arrive

  • Mention any parking rules near the property
  • Mention if the joints have been sealed before
  • Mention any tricky access

Advice

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Different surfaces, different methods

Windows and doors

On new builds, external frame sealant can be patchy. We reseal it with a weatherproof, flexible sealant.

Show homes

Tired or marked sealant in a show home can be renewed. The old bead comes out and a clean new one goes in.
