Gutter sealing near Seale

About our gutter sealing in Seale

Gutter and fascia replacement isn’t our trade, and nor is roofing. What sealant does is close joints; it will not fix a broken bracket, a cracked section or a blocked downpipe. Typical jobs include open joints in fascias and soffits and dripping gutter ends, across gutter end caps, gutter joints and roofline trims.

Outside joints can only be sealed when they’re dry, so work in Seale is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Common problems we fix in Seale

Gutter joints depend on seals that wear out. Sun and cold make the gutter expand and contract, and old seals crack or slip.

People generally contact us after spotting one of these:

  • Failed sealant on a garage door frame
  • Dripping gutter ends
  • Leaking gutter joints and stop ends
  • Open joints in fascias and soffits

In the older streets around Church of St Laurence, the joints between older walls, newer extensions and the roofline need a sealant that can move.

What to look for in a quote

10 questions to ask before you book

What happens on the day

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on the number of joints and the access. Somewhere like Seale needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We find where the water is coming from and check the gutter is sound.
  2. The old sealant and dirt are cleaned out of the joint.
  3. We dry the joint so the new sealant can bond.
  4. We seal the joint with a sealant made for gutters.
  5. The gutter is checked and debris around the joints cleared.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Let us know if you’ve seen damp or leaks
  • Clear items away from the joints we’re working on

FAQs for Seale

Will you come out to Seale?

Yes. Seale is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Ash station?

Yes. We work for landlords and agents as well as homeowners. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

Do you guarantee gutter sealing?

There’s a 12-month guarantee on every job, gutter and fascia work included.

Where are you based?

Mr Mastic is based in Crawley. We cover Seale and the rest of Surrey, along with the rest of our area.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Is gutter cleaning part of the job?

Only around the joints we seal because the joint must be clean. A full gutter clean is a separate job.

How long does gutter sealing take?

That depends on how much there is to do, but as a guide it takes an hour or two for a few joints, longer for a full run. We’ll give you a better idea when we quote.

Are you fully insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

What happens if it’s left?

If the problem is a blocked downpipe, sealing won’t help. We look at what’s really happening and tell you if something else is needed. In a small place like Seale, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and send you a clear quote before we start.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Outside joints around Seale

Historic houses like Wanborough Manor (about 2.4 miles east) are a reminder that the area around Seale has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Rented homes near Ash station change hands often, and a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside. If you look after a building such as St Paul's CofE Infant School & Nursery, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Different surfaces, different methods

Gutter end caps

Stop ends hold back water at the end of a run. When their seal fails, they drip.

uPVC fascias

Gaps in fascias spoil the roofline. A neat bead closes them up.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Have sagging gutters refixed early
  • Watch the wall under the gutters for staining
  • Keep ladders off the guttering
  • Look along the fascias for open joints

Clear the gutters once or twice a year so water doesn’t sit on the joints. Standing water strains every seal.

Once roofline sealant splits, water can get behind it. Sealing it early keeps the boards behind dry and the wall below.
