How the job changes by surface

Soffit joints

Open soffit joints let draughts in. A neat seal closes them.

Gutter joints

Most gutter leaks start at a joint between sections. We clean, dry and reseal them.

Gutter sealing in Point Clear

Many dripping gutters are just a failed joint or end cap. We clean out the joint, dry it and reseal it with a sealant made for guttering. If the gutter itself has failed, we say so. We are often asked to deal with rain getting in around a garage door and damp on an inside wall under a dripping gutter, on soffit joints, uPVC fascias and gutter end caps.

Somewhere as small as Point Clear, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.

You get a one-year guarantee, the same in Point Clear as everywhere else we work.

What affects the cost of gutter sealing

You will get a clear quote before any work starts. It takes into account:

  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • Whether the work is at height

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or drop us an email.

What to tell us for a quote

What to tell us when you ask for a quote:

  • The rough size of the job
  • A few pictures by email, if you can
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before

Getting a quote is simple: let us know the job and the location. A few photos by email make the job easier to understand.

Point Clear questions

Is Point Clear within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Great Bentley station. Can you help?

Yes, we work for landlords and agents. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can sealant stop a sagging gutter leaking?

Not on its own. A sagging gutter pulls its joints apart so it needs refixing before sealing.

Do you clean gutters?

We clear debris around the joints we are sealing. Full gutter cleaning is a separate job.

Can you seal over the old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

What happens if it’s left?

Replacing fascias because of open joints is normally unnecessary. A neat seal closes the gaps if the boards are sound. Around Point Clear, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Doing several joints on one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

How it works

At the end, we look at the finished work together. The work normally takes anything from an hour or two to a few hours, depending on the size of the job. For a village or hamlet like Point Clear, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at the gutters, fascias and trims and agree the joints to seal.
  2. Each joint is cleaned and any old sealant removed.
  3. We make sure everything is dry.
  4. We apply exterior or gutter sealant and finish it neatly.
  5. The joints are checked once sealed.

Preparing for the visit

  • Let us know about parking restrictions
  • Clear items away from the joints we are working on

Advice

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Check fascia and soffit joints for gaps
  • Keep ladders off the guttering
  • Check the gutters during heavy rain
  • Get leaks sealed before the wet months

Leave the new sealant to cure as we advise and avoid disturbing it.

A leaking stop end is best sealed before the wet months. Water down the wall all winter can cause damp inside.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Gutter sealing in Point Clear: local notes

Point Clear is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you let a flat or house near Great Bentley station, leaking gutter joints on a rental are best caught before they stain the walls. In the older streets around Church of St James, an extension built onto an older house moves differently, and the joint between them takes the strain. If you look after a building such as Colne Community School and College, larger buildings have long runs of movement joint that eventually need resealing.
