Gutter sealing in North End

Open fascia and soffit joints spoil the roofline and can let weather in. We seal them in a colour to suit where possible. We’re often asked to deal with streaks down the brickwork from a leaking joint and cracked sealant along roofline trims, on garage door frames, roofline trims and gutter joints.

Modern London flats rely on sealed movement joints and cladding joints. Older terraces have their own weak points: gutter joints, roofline trims and the joint where an extension meets the original wall.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Honest limits

Sealant is not the answer to every problem, and we will tell you before any work starts. Sealant will not put right:

  • A gutter length that has split
  • Roof leaks, slipped tiles or failed flashing (a roofer’s job)
  • Water backing up from a blocked pipe

If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

Surfaces we seal

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The process

At the end, we look at the finished work together. The work normally takes anything from an hour or two to a few hours, depending on the size of the job. For a job in North End, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. First we trace the drip and check the gutter isn’t damaged.
  2. The old sealant and dirt are cleaned out of the joint.
  3. We dry the joint so the new sealant can bond.
  4. We seal the joint with a sealant made for gutters.
  5. The gutter is checked and debris around the joints cleared.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Let us know about earlier repairs to the joints
  • Keep children and pets away from the work area

Why it’s worth doing now in North End

You do not need new fascias just because the joints have opened. Sealing the joints tidies them up if the boards are sound. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.

What you pay reflects the work, not guesswork. That is why we ask a few questions first and give you a clear price before work begins.

Gutter sealing in North End: local notes

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. In terraces and conversions, gutters and walls are often shared with the neighbours, so check who is responsible for the outside before booking.

Schools such as The King Alfred School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. North End is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. For landlords with property near Hampstead Heath station, a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside.

What the job involves on each surface

Gutter joints

Most gutter leaks start at a joint between sections. We clean, dry and reseal them.

Garage door frames

A fresh seal around the frame stops rain getting in.

What affects the quote in North End

Jobs vary more than people expect. The main factors:

  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • The product the joint needs

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Helping us quote

Before you ask for a quote, have a think about:

  • How many joints, rooms or windows are involved
  • The type of property
  • The address or postcode of the job
  • Any access issues, like height or stairs

Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Keep the gutters clear of debris
  • Look along the fascias for open joints
  • Keep downpipes clear
  • Sort out a dripping joint early

Look at fascia and trim joints when you’re checking the gutters. A small split is quicker to put right.

A leaking stop end is best sealed before the wet months. A winter of drips can lead to damp patches inside.

Common questions in North End

Do you work for landlords with property near Hampstead Heath station?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can phone 0345 464 0079 or send us an email with the details for a clear quote.

Is parking a problem for a job in North End?

Parking in North End, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or send us an email.

How do I get a quote for gutter sealing in North End?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

Can I choose the sealant colour?

Yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before any work starts.
