Chalgrove: your questions answered

Will you come out to Chalgrove?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What guarantee comes with gutter sealing in Chalgrove?

All our work, in Chalgrove and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Is it messy?

We keep the work tidy. We protect what’s around the joints.

Is gutter cleaning part of the job?

We clear what’s around the joints we work on. A full clean of the gutters isn’t part of it.

Is it possible to stop a gutter joint dripping with sealant?

In many cases, yes. Cleaning, drying and resealing the joint normally works. If the section is split or warped, it needs replacing.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you when we finish.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.

What does gutter sealing cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.

How we handle gutter sealing in Chalgrove

Many dripping gutters are just a failed joint or end cap. The joint is cleaned, dried and resealed with a sealant made for guttering. If the gutter is broken or sagging, we will tell you. We work on uPVC fascias, garage door frames and roofline trims, and common reasons people get in touch are wet patches on the wall under a gutter joint and old sealant on roofline trims that has split.

In a smaller place like Chalgrove, some homes face open ground, so exposed walls and rooflines take more wind-driven rain. Joints on those sides are normally the first to go.

Big or small, it’s backed by our 12-month guarantee in Chalgrove and across Oxfordshire.

Roofline trims

We seal the trims, not the roof. Roofing problems need a roofer.

Gutter joints

A dripping joint does not always mean a failed gutter. Resealing is generally enough.

What happens if it’s left?

A dripping stop end can soak the wall right through the wet months. It’s a small job to put right before the damage spreads. Around Chalgrove, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and send you a clear quote before any work starts.

What gutter sealing looks like in Chalgrove

Historic houses like Adwell House (about 4 miles north-east) are a reminder that the area around Chalgrove has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For an older house near a landmark such as Church of St Mary, the joints between older walls, newer extensions and the roofline need a sealant that can move.

What we’re called out for in Chalgrove

Sealant laid on a wet or dirty joint fails early. Some quick repairs peel off within a season or two.

People usually contact us after spotting something like this:

  • Water running down the wall below the gutter
  • Water dripping where gutter sections meet
  • Old gutter sealant that has let go
  • Internal damp traced to a gutter joint

For site and facilities teams at buildings such as Chalgrove Community Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

How the visit works

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes an hour or two for a few joints, longer for a full run. In a smaller place like Chalgrove, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. First we trace the drip and check the gutter is not damaged.
  2. The old sealant and dirt are cleaned out of the joint.
  3. We dry the joint so the new sealant can bond.
  4. We seal the joint with a sealant made for gutters.
  5. We check the run and clear debris near the joints.

Getting ready for the visit

  • Mention any parking rules near the property
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about earlier repairs to the joints

Advice

What affects the cost of gutter sealing

The quote reflects the job in front of us. We look at:

  • The number and length of the joints
  • The type of sealant required
  • Any working-time requirements on site
  • The number of rooms or windows

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

What we need to know

Photos help, but a description is a good start. Please mention:

  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed
  • Roughly how big the job is
  • Access, such as stairs, a lift or height

Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we will take it from there.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
