Chalgrove Fire Rated Sealant
Intumescent and fire-rated sealant around gaps, frames and service penetrations for homeowners, landlords and businesses in Chalgrove. Fully insured, ARBOMaster approved and guaranteed for a year.

- Linear gaps at the head of walls
How we handle fire rated sealant in Chalgrove
Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. A new cable run or a replaced pipe can leave an open hole behind. Those are the gaps we close, using a tested fire-rated product. Common call-outs are for fire seals that have cracked with movement and open gaps behind door architraves, on linear gaps, pipe & cable gaps and flats & HMOs.
Around a place like Chalgrove, halls, schools and small businesses all have washrooms and kitchens used by many people. Sealant and fire-rated joints there matter as much as in any larger building.
We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

For landlords and businesses
We also work for property managers and facilities teams in Chalgrove and across Oxfordshire. Several sites can go on one quote, and we’re fully insured for the work.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
What we do, step by step
You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a handful of gaps, and longer for a whole building for a typical job. In a smaller place like Chalgrove, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- Fire-rated or intumescent sealant is applied to the right depth and tooled.
- We record the locations and products used for your records.
Getting ready for the visit
- Mention any tricky access
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any water getting in

Related advice
Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
Questions from Chalgrove
What guarantee comes with fire rated sealant in Chalgrove?
All our work, in Chalgrove and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Can you do fire rated sealant in Chalgrove?
Yes. We work across London and the South East, and Chalgrove is part of that. Just ring 0345 464 0079 or email us with a few details of the job.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Can you tell me how many minutes the seal will last?
We don’t certify fire stopping or quote ratings. We apply the specified product to the manufacturer’s details and list the locations and products for you.
Is intumescent sealant the same as fire-rated sealant?
An intumescent sealant expands when it gets hot. It’s one type of fire-rated sealant; the right one depends on the gap and what passes through it.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Are you fully insured?
Yes, we are fully insured for every job we do.
Can you fill the gap behind a fire door frame?
Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.
Common problems we fix in Chalgrove
Over time, buildings change layout and use. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.
People normally contact us after spotting one of these:
- Damaged fire sealant left by other trades
- Gaps filled with a product that isn’t fire-rated
- Open gaps behind door architraves
- New service routes left unsealed after building work
Managing a site like Chalgrove Community Primary School? Then fire-stopping around service openings should be restored whenever new services go in.

Workplaces and buildings in Chalgrove
Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.
Community buildings like Church of St Mary are part of the picture too: gaps around pipes and cables are worth checking after any building work there.

How we quote for fire rated sealant
The price is agreed before any work begins. It’s based on:
- Whether old sealant or filler has to be cut out
- The amount of work
- Any working-time requirements on site
- How many areas need sealing
What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.
Helping us quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
- How we’d reach the joints
- What’s wrong with the joints now
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, ring 0345 464 0079 or send us an email.
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Assessing a building’s fire safety
- Certifying a building or signing off its fire safety
- Large holes that need a different fire-stopping system
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before you book.
Surfaces we seal
- Pipe & cable gaps
- Door frames
- Flats & HMOs
- Service penetrations
- Linear gaps
- Plasterboard & masonry
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Never patch a fire seal with standard sealant
- Flag any open gap you spot round a pipe or cable
- Photograph sealed gaps before they’re covered up
- Don’t paint over fire sealant until it has cured
Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.
