Gutter sealing in Backlands, done properly
It’s easy to live with a dripping gutter joint, but the water lands on the same spot every time it rains. Resealing it is a small job while the gutter is still sound. We work on uPVC fascias, roofline trims and soffit joints, and the jobs we see most are water dripping where gutter sections meet and water running down the wall below the gutter.
In and around a place like Backlands, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.
Big or small, you get the same 12-month guarantee in Backlands and across Moray.

What the job involves on each surface
Gutter joints
A gutter joint has to cope with movement and standing water. A gutter sealant made for the job holds best.
Roofline trims
Trims along the roofline are often finished with sealant. Split sealant lets water in.

When to call us in Backlands
Gutter joints depend on seals that wear out. Temperature changes make gutters move and that movement opens up tired joints.
If you can see any of these, it’s time to have the joints looked at:
- Fascia boards with gaps between them
- Rain getting in around a garage door
- Streaks down the brickwork from a leaking joint
- Earlier gutter repairs that have peeled off
Whether the job is in Backlands itself or nearby, the right material for each joint matters as much as a neat finish.
What to look for in a quote
- How much experience the applicator has
- How long to leave it before use
- Whether you can choose the colour
- What product goes in the joint
When it is not the sealant
New sealant can’t fix everything, and we will tell you before work begins. It will not solve:
- Rotten or damaged fascia boards
- Guttering that needs replacing
- Leaks from the roof rather than a joint
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
What we seal
- Roofline trims
- Gutter end caps
- uPVC fascias
- Soffit joints
- Garage door frames
- Gutter joints
The process
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from an hour or two to a few hours. For a place like Backlands, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We find where the water is coming from and check the gutter is sound.
- The old sealant and dirt are cleaned out of the joint.
- We dry the joint so the new sealant can bond.
- A gutter sealant is applied to the joint.
- We check the run and clear debris near the joints.
How to prepare
- Mention any tricky access
- Keep pets and children clear of the area while we work
- Move anything stored near the joints

Advice
Walls and rooflines in Backlands
Backlands is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
In and around Backlands, as anywhere, good gutter sealing starts with a clean, dry, properly prepared joint.

Backlands questions
Is Backlands in your area for gutter sealing?
Yes. Our work covers the whole of Scotland, and Backlands is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.
Does the coastal weather in Backlands affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
What information do you need?
Just the basics: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.
Do you clean gutters?
We clear debris around the joints we are sealing. A full clean of the gutters isn’t part of it.
How long does gutter sealing take?
A typical job takes a few hours, depending on the number of joints and the access, including the preparation. We’ll confirm how long when we quote.
Can new sealant go over the old?
No, because it fails. The old sealant always comes out first.
I’m a tenant. Can you help?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area.
What affects the quote in Backlands
For a quick quote, just ask. What matters most is:
- When we can work, for business premises
- The amount of work
- Whether there’s mould to deal with
- How much old sealant there is and how hard it is to remove
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
There’s no need for technical detail. It helps if you can tell us:
- Where the job is, and your postcode
- Whether it’s a home or a business
- Whether it has been sealed before
- Pictures of the joints, sent by email
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
For landlords and businesses
Landlords and letting agents in Backlands can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.
If you manage several properties in or around Backlands, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.
DIY versus a professional finish
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
