Glazing & conservatory sealant in Wilmington, Kent
Problem with your glazing joints in Wilmington? We remove the old material, prepare the joints and seal them properly.
- Stained, discoloured glazing silicone
- Conservatory leaks at frame and glazing joints
- Failed joints on frameless glass
How we handle glazing silicone in Wilmington
Sealant on glazing does not last for ever. Sun, rain and movement wear it down, and once it cracks, water follows. Resealing puts that right. Common call-outs are for water running down inside the glass and leaking glazing joints on a rooflight, on conservatory frames, rooflights and glass-to-frame joints.
In a village or hamlet like Wilmington, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

FAQs for Wilmington
Can you help a landlord with a rental near Crayford station?
Yes, we work for landlords and letting agents. Just call 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.
Will you come out to Wilmington?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
How long will you be here?
Most jobs take a few hours for most jobs. Your quote will say how long we expect yours to take.
Is it enough to run a bead over the old sealant?
Topping up is a common cause of leaks. We remove the old silicone, clean the joint and reseal.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Can you quote for more than one area?
Of course. Doing several areas at once is generally more efficient.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
The process
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for most jobs. Somewhere as small as Wilmington, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We find where water is getting in and check whether it’s a sealant joint.
- The old sealant is removed from the glass and frame without scratching them.
- The glass and frame are cleaned and degreased.
- We apply a neutral-cure glazing silicone and tool it smooth.
- We look over every joint and, where we can, test it with water.
Preparing for the visit
- Tell us if parking is tricky
- Mention any sign-in or site rules at work premises
- Let us know about stairs, lifts or work at height

Honest limits
To be straight with you, there are a few things sealant won’t fix:
- Glass that needs replacing
- A sealed unit that has misted inside
- Failed flashing around a conservatory

Signs you need glazing silicone in Wilmington
Sunlight breaks sealant down, especially on conservatory roofs. It goes brittle, cracks and stops sticking to the glass and frame.
The problems people usually mention when they call include:
- Leaks from the base of a shower screen
- Water tracking down the inner face of the glass
- New silicone smeared over old sealant
- Mouldy sealant around glass panels
For landlords with property near Crayford station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.
What to look for in a quote
- Which sealant they’ll use, and why
- Who turns up on the day
- Is the old sealant removed completely?
- Is VAT in the price?
What affects the quote in Wilmington
Jobs vary more than people expect. What affects the quote:
- Mould in or behind the old joints
- How easy the joints are to reach
- How many areas need sealing
- The type of sealant required
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
There’s no need for technical detail. It helps if you can tell us:
- Pictures of the joints, sent by email
- The problem you’ve noticed
- Roughly how big the job is
- Whether it has been sealed before
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
Glazing silicone in Wilmington: local notes
With historic houses such as Hall Place and Gardens (about 1.7 miles north-west) nearby, there’s older building stock in the area around Wilmington as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
For an older house near a landmark such as St Barnabas, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Wilmington Grammar School for Girls are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Surface by surface
Conservatory frames
The joints where the conservatory meets the house take a lot of movement. They’re resealed with a suitable sealant.
Glass-to-frame joints
Old sealant is removed carefully from the glass before new glazing silicone goes in.
