How we handle glazing silicone in Whetsted

Glass replacement isn’t something we do and a misted double-glazed unit needs a glazier. What we do is the silicone around the glass, which is where many leaks start. If you are dealing with failed sealant around rooflight glass and leaks where conservatory glass meets the frame, we can help, on rooflights, glass-to-frame joints and shower screens alike.

Outdoor sealant needs dry, clean surfaces, so work on frames around Whetsted is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

Leave it or put it right?

A new conservatory roof is a big job. Where the water is getting in through sealant renewing the joint is the simpler fix. If the roof is the problem, we will say so. In a small place like Whetsted, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

What glazing silicone looks like in Whetsted

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For site and facilities teams at buildings such as Paddock Wood Primary School, the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Paddock Wood station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. Homes close to Five Oak Green Church include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours, depending on how many joints need doing. Somewhere as small as Whetsted, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. The glass and frame are cleaned and degreased.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We check the joints and, where safe, run water over them.

Advice

When it is not the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • Frames that have decayed or split
  • A roof that has moved or dropped
  • A sealed unit that has misted inside

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

Quotes for glazing silicone in Whetsted

The quote reflects the job in front of us. We look at:

  • Which sealant suits the joint
  • When we can work, for business premises
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

To make quoting easier, please include:

  • Where the property is
  • Any previous sealing or DIY work
  • The problem you’ve noticed
  • Any access issues, like height or stairs

Need a quote? Please phone 0345 464 0079 or drop us an email with a few details. You will know what we plan to do, and what it will cost, before any work begins.

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Clean glass with a mild cleaner and a soft cloth
  • Squeegee the shower screen after each use
  • Check the gutters above the glazing for debris
  • Keep air moving in the conservatory

Clear the conservatory gutters regularly so water does not back up against the seals. Overflowing gutters can cause leaks of their own.

Conservatory leaks rarely stay small. Water runs along frames and down walls so it’s best dealt with straight away.

What the job involves on each surface

Glass-to-glass joints

Frameless glass corners and panels are joined with silicone. We reseal with a suitable glazing silicone.

Glass-to-frame joints

Glass-to-frame joints need a sealant that bonds to both. We use a glazing silicone suited to each.
