What affects the cost of glazing silicone

Call for a quick quote. What matters most is:

  • How much old sealant there is and how hard it is to remove
  • The size of the job
  • Working hours on commercial sites
  • Any mould that needs treating

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Helping us quote

When you contact us, it’s useful to know:

  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email

Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

Glazing silicone for homes and businesses in Test Valley

Not every silicone suits glass. We use a neutral-cure glazing silicone that is suited to glass and the frame, and we tool it to a neat, even finish. We work on conservatory frames, glass-to-frame joints and shower screens, and the jobs we see most are failed sealant around rooflight glass and glazing silicone that has cracked or come away.

Mastic can only go onto a dry, clean joint, so window work in Test Valley is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

A 12-month guarantee comes as standard, so you are covered after we have gone.

Glazing silicone in Test Valley: local notes

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Stargroves (about 2.7 miles north) nearby, there’s older building stock in the area around Test Valley as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

In the older streets around Church of St James, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

How it works

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. Expect the work to take a few hours for most jobs, and we tell you how long to leave it before we go. For a village or hamlet like Test Valley, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We check the joints and, where safe, run water over them.

How to prepare

Advice

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Check the silicone on glass every year or so
  • Use a gentle glass cleaner and a soft cloth
  • Avoid scraping close to the bead
  • Do not leave a drip for the next storm

Don’t use blades or scrapers near the bead when cleaning the glass. Stick to a soft cloth.

A leaking shower screen may not show at first. Water can soak into the floor or reach the room below long before you see it.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

Do you need glazing silicone in Test Valley?

Shower screen silicone gets wet every day. Mould gets into it and the joint starts to lift.

These are the problems we are asked about most:

  • Rooflight joints letting water in
  • Cracked silicone between glass panels
  • A quick top-up bead that didn’t last
  • Water running down inside the glass

Around Test Valley, as everywhere, glazing silicone is only as good as the preparation behind it.

Questions to ask before you book

  • Is VAT in the price?
  • Who turns up on the day
  • How the joint is cleaned and prepared
  • Whether they seal over old material or remove it

How to choose a mastic man

Different surfaces, different methods

Shower screens

A screen’s wall joint and tray joint are where leaks start. Both are resealed with anti-fungal silicone.

Conservatory frames

Leaks often start where the frame meets the wall. We remove the failed sealant and renew it.

Why deal with it now?

A leaking joint won’t fix itself. Water can damage frames, walls, flooring and furniture, so it pays to deal with it early. Older cottages and farmhouses around Test Valley can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is there a guarantee on glazing silicone in Test Valley?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

How long does glazing silicone take?

As a guide, most jobs take a few hours for most jobs. Bigger jobs take longer, and we’ll say how long yours will take.

Is a special sealant needed for glass?

We pick a glazing silicone to suit the materials. Neutral-cure products suit most glass and frames.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.
