Glazing silicone in St Mary's
Glass replacement is not something we do, and misting between panes means a failed sealed unit. Our work is the sealant joints and that’s often where the water gets in. If you have water tracking down the inner face of the glass and rooflight joints letting water in, we can help, on conservatory frames, glass-to-frame joints and shower screens alike.
Many houses in smaller places like St Mary's have conservatories, garden rooms or patio doors. Those joints need the same attention as the main windows, and any older timber or sash windows need a sealant that suits them.
Big or small, you get the same 12-month guarantee.

Frames and glazing around St Mary's
St Mary's is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. With historic houses such as Southampton Tudor House and Garden (about 0.6 miles south-west) nearby, there’s older building stock in the area around St Mary's as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
For landlords with property near Southampton Central station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. In the older streets around St Mary's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For site and facilities teams at buildings such as Hope Community School Southampton, larger buildings have plenty of frames, and the mastic around each one ages.

How the visit works
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours, depending on how many joints need doing and we leave things clean and tidy. For a job in St Mary's, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We find where water is getting in and check whether it’s a sealant joint.
- We cut out the failed silicone, taking care of the glass and frame.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- New glazing silicone goes in and is tooled to a neat finish.
- The finished joints are checked and, where it’s safe, tested with water.
Getting ready for the visit
- Mention any sign-in or site rules at work premises

Advice
Surface by surface
Glass-to-frame joints
Old sealant is removed carefully from the glass before new glazing silicone goes in.
Shower screens
A screen’s wall joint and tray joint are where leaks start. Both are resealed with anti-fungal silicone.
For landlords and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured for the work.
Why deal with it now?
Glazing joints need a sealant made for the job. General-purpose sealant from a DIY shop may not suit glass or the frame, so we use neutral-cure glazing silicone. Homes in smaller places like St Mary's can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Aftercare tips
So the new joints stay in good condition:
- Don’t use a blade near the sealant
- Check the gutters above the glazing for debris
- Get a new leak looked at quickly
- Run a squeegee over the glass when you’re done
Clear the conservatory gutters regularly, so water drains away from the joints. Blocked gutters can push water where it shouldn’t go.
Don’t leave lifting or mouldy silicone on glazing. Peeling silicone lets water in behind and the leak gets worse.
