How we handle glazing silicone in Southfields

Glass and frames expand and contract differently, so the sealant between them does a lot of work. Once it splits or comes away, water finds a way through. We cut it out and reseal with a glazing silicone suited to the joint. If you have glass-to-glass joints that have split and new silicone smeared over old sealant, we can help.

London has a lot of flats and conversions, where windows are often on upper floors. Who looks after the outside of the frames can depend on the lease, so check that first.

Our work is backed for twelve months, in Southfields and everywhere else we cover.

Different surfaces, different methods

Glass-to-glass joints

Where two panes meet, the silicone joint takes all the movement. The bead needs to be tidy and fully bonded.

Glass balustrade bases

Balustrade bases are exposed outdoors. A sound sealant joint keeps them tidy and dry.

Your questions about glazing silicone in Southfields

Can you help a landlord with a rental near Earlsfield station?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.

Can you do glazing silicone in Southfields?

Yes, Southfields is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear quote.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Are you fully insured?

Yes, we’re fully insured.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Will the old sealant be removed?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • A sealed unit that has misted inside
  • Rotten or badly damaged frames
  • A roof that has moved or dropped

If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

Joints and surfaces we work on

  • Rooflights
  • Glass-to-frame joints
  • Shower screens
  • Conservatory frames
  • Glass-to-glass joints
  • Glass balustrade bases

Looking after it afterwards

So the new joints stay in good condition:

  • Get a new leak looked at quickly
  • Look over the glazing joints once a year
  • Keep scrapers and blades away from the silicone
  • Avoid strong solvents on or near the sealant

Clear the conservatory gutters regularly so water does not back up against the seals. Overflowing gutters can cause leaks of their own.

Don’t leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the leak gets worse.

The process

Before we leave, we go over the finished joints with you. The work normally takes a few hours for most jobs, depending on the size of the job. In Southfields, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We check the joints and, where safe, run water over them.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can

Advice

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

What glazing silicone looks like in Southfields

Historic houses like Fulham Palace (about 1.9 miles north-west) are a reminder that the area around Southfields has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Letting a property close to Earlsfield station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows. For site and facilities teams at buildings such as Floreat Wandsworth Primary School, its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near St John the Divine, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Why deal with it now?

If the problem is a misted unit or a broken panel, sealant won’t help. We say so plainly, so you can call the right trade. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Southfields, the repair is bigger than a sealant job.
