Glazing silicone in Polbeth

Glazing silicone in Polbeth, done properly

We work across Polbeth on glazing joints for homes and businesses. Conservatories, rooflights, glass panels and shower screens are all part of the job, with a sealant chosen for the joint. Common call-outs are for leaks from the base of a shower screen and drips on the inside of a conservatory window, across rooflights, shower screens and glass-to-frame joints.

Mastic can only go onto a dry joint, so outside work in Polbeth depends on the weather. Tell us about access to all the windows and doors, upstairs included.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Polbeth questions

Do you work for landlords with property near West Calder station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Do you cover smaller places like Polbeth?

Yes, Polbeth is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you fit new glass or sealed units?

That is not something we do. Misting between panes means the sealed unit has failed, and a glazier needs to replace it.

What guarantee do I get?

There’s a 12-month guarantee on every job, glazing sealant included.

Do you have insurance?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

What sealant do you use on glazing?

Glass needs a sealant made for glazing. We use neutral-cure glazing silicone with anti-fungal products in bathrooms.

Is it possible to redo the silicone on a shower screen?

Yes, we do these often. We use anti-fungal silicone made for wet areas.

Do you seal glass balustrade bases?

Yes. The sealant joint at the base can be renewed. Fitting glass is a separate trade.

What sealant work cannot fix

New sealant can’t fix everything, and we will tell you before any work starts. Sealant will not put right:

  • Failed flashing around a conservatory
  • A frame that needs repairing or replacing
  • A broken pane or roof panel

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What happens on the day

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take anything from an hour or two to most of a day, depending on the size of the job. Outside jobs in Polbeth need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Clear the area around the work
  • Mention any tricky access

Advice

Landlords, agents and businesses in Polbeth

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

How the job changes by surface

Shower screens

Frameless screens rely on silicone at the base and wall. We reseal without scratching the glass.

Glass balustrade bases

Glass balustrades sit in a channel that’s often finished with sealant. Failed sealant there lets water collect.

What glazing silicone looks like in Polbeth

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Quotes for glazing silicone in Polbeth

We quote each job individually. These are the things that affect it:

  • The type of sealant required
  • Any working-time requirements on site
  • How many areas need sealing
  • Whether old sealant or filler has to be cut out

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

To make quoting easier, please include:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • Where the property is
  • How many joints, rooms or windows are involved

If you’re in Polbeth and need glazing silicone, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Clear the conservatory gutters regularly
  • Do not leave a drip for the next storm
  • Keep air moving in the conservatory
  • Avoid scraping close to the bead

Look over the glazing joints every year or so. Spotting a crack early means a simpler fix.

Don’t leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the leak gets worse.
