Bathroom Resealing in Polbeth
We cover Polbeth for bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Water escaping at the shower enclosure
- Splits where the tray meets the wall
- Sealant that has split, shrunk or peeled away
How the visit works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, including the tidy-up. Somewhere like Polbeth may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Tell us if parking is tricky
- Move anything stored near the joints

Bathroom resealing for homes and businesses in Polbeth
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you’re dealing with a reseal done over the top of the old bead and cracked, shrunken or lifting silicone, we can put it right, on wet rooms, sinks & splashbacks and kitchen worktops & upstands alike.
In and around a place like Polbeth, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Signs you need bathroom resealing in Polbeth
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
If you can see any of these, it’s time to have the joints looked at:
- Leaks into the floor or ceiling below
- Shrunken sealant along the back of a worktop
- Black mould in the silicone that will not clean off
- Lumpy, uneven sealant from a DIY attempt
Around Polbeth, as everywhere, bathroom resealing is only as good as the preparation behind it.
What your quote should include
- Whether they seal over old material or remove it
- How long to leave it before use
- Are they insured?
- Is VAT in the price?
For landlords and businesses
We also work for property managers and facilities teams in Polbeth and across West Lothian. We can quote a run of properties together, and we’re fully insured for the work.
We work for landlords and letting agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
When it is not the sealant
To be straight with you, some problems need a different trade:
- Cracks in the tray itself rather than the joint
- Cracked or missing grout between tiles (that is regrouting)
- A bath or tray that moves because it isn’t properly supported
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.
Surfaces we seal
- Basins & vanity units
- Baths
- Shower trays & enclosures
- Sinks & splashbacks
- Kitchen worktops & upstands
- Wet rooms
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Never pick at the silicone with a blade
- Check the joints every few months for splits or lifting
- Keep bottles off the sealant line
- Squeegee the walls and tray after use
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Leave it or put it right?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. Around Polbeth, water from a failed joint in an older stone home can soak into timber and plaster.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.
What you get with us

Polbeth homes and their sealant
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
Rented homes near West Calder station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
