Glazing silicone for homes and businesses in Adambrae

Cracked, stained or lifting silicone on glass looks poor and can leak. We remove it without scratching the glass or frame before the new bead goes in. We are often asked to deal with black or yellowed silicone on glass joints and leaks from the base of a shower screen, on glass-to-glass joints, glass balustrade bases and shower screens.

Outdoor sealant needs a dry surface, so window work around Adambrae is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Every job comes with a 12-month guarantee, wherever you are in West Lothian.

Honest limits

New sealant cannot fix everything, and we’ll tell you before we start. It will not solve:

  • Frames that have decayed or split
  • A roof that has moved or dropped
  • Water coming through the roof rather than a sealant joint

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Surfaces we seal

  • Glass balustrade bases
  • Glass-to-frame joints
  • Conservatory frames
  • Glass-to-glass joints
  • Shower screens
  • Rooflights

The process

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It usually takes anything from an hour or two to most of a day, depending on the size of the job. Around Adambrae, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We start by finding the leak and making sure sealant is the cause.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We check the joints and, where safe, run water over them.

How to prepare

  • Clear items away from the joints we’re working on
  • Keep children and pets away from the work area
  • Let us know about parking restrictions

Advice

Adambrae: your questions answered

Do you work for landlords with property near Livingston South station?

Yes. We work for letting agents and landlords as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Do you cover Adambrae for glazing silicone?

Yes. We work across all of Scotland, and Adambrae is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Will resealing stop my conservatory leaking?

Often, if the leak is at a sealant joint. We find where the water gets in first, so you know what you’re paying for.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Can you work on commercial sites?

Yes. We can plan bigger jobs in stages.

Can you reseal a frameless shower screen?

We can. The old bead comes off without marking the glass, and the joints are cleaned and resealed.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Adambrae homes and the weather

With historic houses such as Howden House (about 1.5 miles north) nearby, there’s older building stock in the area around Adambrae as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In the older streets around Livingston Parish Church, the joint between an old wall and a newer frame is normally the first place rain gets in. For site and facilities teams at buildings such as St. Margaret's Academy, the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near Livingston South station, glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Quotes for glazing silicone in Adambrae

There’s no set price list, because jobs vary so much. What we look at:

  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out
  • The type of sealant required
  • The amount of work

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Where the property is
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Stick to mild cleaners on glass
  • Do not leave a drip for the next storm
  • Run a squeegee over the glass when you are done
  • Check the gutters above the glazing for debris

Use mild cleaners on and around the silicone. Harsh solvents may damage the bead.

Damp patches, drips and condensation along a joint are worth checking. It may be sealant, or something else and we will find out which.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How the job changes by surface

Conservatory frames

Exposed frame joints wear with the weather. A fresh bead seals them again.

Glass balustrade bases

The base of a glass balustrade is generally sealed. When it fails, water can sit in the channel.
