Glazing Silicone in Pittenweem

  • Leaks where conservatory glass meets the frame

Keeping the joints in good condition

So the new joints stay in good condition:

  • Inspect the sealant on glazing annually
  • Wipe the screen down after showering
  • Clear the conservatory gutters regularly
  • Don’t leave a drip for the next storm

Avoid scraping near the new silicone when you clean. A soft cloth or sponge is best.

If silicone on glass has cracked, water is already getting in. Renewing it early keeps it simple compared with fixing water damage later.

Glazing silicone for homes and businesses in Pittenweem

Our work covers conservatory joints, rooflights and glass panels, as well as frameless shower screens and glass balustrade bases. Each joint is cut out, cleaned and resealed. If you have drips on the inside of a conservatory window and a quick top-up bead that didn’t last, we can put it right, on shower screens, conservatory frames and glass-to-glass joints alike.

Outdoor sealant needs a dry surface, so window work around Pittenweem is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What affects the quote in Pittenweem

Jobs vary more than people expect. The main factors:

  • The product the joint needs
  • The number of rooms or windows
  • The old material and how stubborn it is
  • The size of the job

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

What we need to know

When you call or email, these details help:

  • Photos by email, if that is easy
  • The problem you’ve noticed
  • The address or postcode of the job
  • Whether it’s a home or a business

Every job is quoted individually, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from an hour or two to most of a day, depending on the size of the job and we leave things clean and tidy. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. The glass and frame are cleaned and degreased.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. The finished joints are checked and, where it’s safe, tested with water.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Tell us about any previous sealing or DIY attempts
  • Clear items away from the joints we are working on

Advice

Questions from Pittenweem

Will you come out to Pittenweem?

Yes, Pittenweem is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Does the coastal weather in Pittenweem affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

How do I get a quote for glazing silicone in Pittenweem?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.

Are you insured?

Yes. Mr Mastic is fully insured.

Can you replace a misted double-glazed unit?

No, our work is the silicone. A glazier replaces glass and units.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Is it enough to run a bead over the old sealant?

Silicone does not stick to silicone, so a top-up soon lets water through. The old bead always comes out first.

Do you reseal glass shower screens?

Yes. We cut out the old silicone and reseal the glass-to-wall and glass-to-tray joints.

Landlords, agents and businesses in Pittenweem

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

If you manage several properties in or around Pittenweem, several properties can go on one quote. Send us the addresses and the work at each.

Do you need glazing silicone in Pittenweem?

Not every leak is a sealant problem: failed roof panels, slipped glazing bars and blocked gutters cause them too. That’s why we trace the leak first.

The problems people generally mention when they call are:

  • Rooflight joints letting water in
  • Water getting into a conservatory at the joints
  • Sealant that was laid over old silicone and failed
  • Failed joints on frameless glass

For site and facilities teams at buildings such as Waid Academy, larger buildings have plenty of frames, and the mastic around each one ages.

What your quote should include

  • What guarantee comes with the work
  • Who does the work, and how experienced they are
  • Which colour the sealant will be
  • What the quote includes, VAT included or not

Our hiring checklist

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

When something else is needed

We’d rather tell you now than do work that will not last, so these are the limits:

  • Glass that needs replacing
  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • A frame that needs repairing or replacing

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Pittenweem homes and the weather

Pittenweem is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Historic houses like Gibliston House (about 3.4 miles north-west) are a reminder that the area around Pittenweem has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

In the older streets around St John's Episcopal Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
