Glazing silicone near Hundred Acres

Glazing silicone in Hundred Acres, done properly

Glass and frames expand and contract differently, and the silicone between them takes the strain. When it cracks or lets go, water gets in. We cut it out and reseal with a glazing silicone suited to the joint. We’re often asked to deal with drips on the inside of a conservatory window and leaks from the base of a shower screen, on rooflights, glass-to-frame joints and glass-to-glass joints.

Somewhere as small as Hundred Acres, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.

All our work is covered by our one-year guarantee.

Leave it or put it right?

Replacing a conservatory roof is major work. If the leak is a failed sealant joint, resealing is far simpler. If it’s the roof itself, we’ll tell you. In a small place like Hundred Acres, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Why book with us

  • We leave the area clean and tidy
  • An ARBOMaster approved applicator
  • Homes, businesses and hotels
  • We agree the colour with you first

Take a look at our cost guide or customer reviews.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Do not leave a drip for the next storm
  • Ventilate the conservatory to cut condensation
  • Inspect the sealant on glazing annually
  • Use a gentle glass cleaner and a soft cloth

Do not use blades or scrapers near the bead when you clean. A soft cloth or sponge is best.

Don’t leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the leak gets worse.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses and we’re fully insured.

If you live in an older home near Church of St Nicholas, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Surface by surface

Glass-to-frame joints

The sealant must stick to glass and frame alike. We use a glazing silicone suited to each.

Glass balustrade bases

The base of a glass balustrade is usually sealed. When it fails, water can sit in the channel.

The process

There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a few hours, depending on how many joints need doing in most cases. In a small place like Hundred Acres, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. We clean the glass and frame so the new silicone bonds.
  4. We lay the new bead and tool it smooth.
  5. We check the finished joints and test with water where it’s safe.

When it isn’t the sealant

Before booking, it’s worth knowing the limits:

  • Water coming through the roof rather than a sealant joint
  • Structural problems with a conservatory roof
  • Cracked or broken glass

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

What we seal

  • Shower screens
  • Rooflights

Do you need glazing silicone in Hundred Acres?

Some conservatory leaks are not sealant at all: failed roof panels, slipped glazing bars and blocked gutters cause them too. That’s why we trace the leak first.

The problems people usually mention when they call are:

  • Water escaping where a screen meets the wall
  • Water getting into a conservatory at the joints
  • Failed sealant around rooflight glass
  • Black or yellowed silicone on glass joints

If you let a flat or house near Fareham station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.
