Glazing silicone in Flete, done properly

Our work covers conservatory joints, rooflights and glass panels plus shower screens and the bases of glass balustrades. The old sealant comes out, the joint is cleaned and new silicone goes in. We work on shower screens, glass-to-frame joints and rooflights, and common reasons people get in touch are water getting into a conservatory at the joints and drips on the inside of a conservatory window.

Somewhere as small as Flete, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

Why deal with it now?

Resealing can’t fix a failed unit or a cracked panel. We say so plainly, so you can call the right trade. Around Flete, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What happens on the day

The work is kept neat and contained to the joints we are treating, so you can get on with your day. The job normally takes a few hours for most jobs, and we explain the cure time before we leave. Somewhere like Flete needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. We clean and prepare the joint.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Preparing for the visit

  • Clear the area around the work
  • Let us know about earlier repairs to the joints
  • Keep pets and children clear of the area while we work

Glass-to-glass joints

Frameless glass corners and panels are joined with silicone. We renew it with a clear or matching glazing silicone.

Rooflights

Rooflight glazing joints are cut out and renewed. If the leak is from the roof around it, a roofer needs to look.

What sealant work can’t fix

We will not take on work that will not last, so these are the limits:

  • Leaks from the roof covering or flashing (a roofer’s job)
  • Frames that have decayed or split
  • Glass that needs replacing

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.

What we seal

  • Glass-to-frame joints
  • Shower screens
  • Glass balustrade bases
  • Rooflights
  • Glass-to-glass joints
  • Conservatory frames

Questions from Flete

I let a flat near Margate station. Can you help?

Yes, we work for landlords and agents. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before any work starts.

Do you cover smaller places like Flete?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Are you fully insured?

Yes. Mr Mastic is fully insured.

Do you fit new glass or sealed units?

That is not something we do. Misting between panes means the sealed unit has failed and needs replacing by a glazier.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Can you quote for more than one area?

Yes, we can. More than one area can be quoted together.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Do you offer different sealant colours?

We help you choose a colour that suits. The product needed can limit the range.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Act on drips or damp patches early
  • Keep harsh solvents off the silicone
  • Run a squeegee over the glass when you are done
  • Ventilate the conservatory to cut condensation

Keep the new joints dry for as long as we advise. From then on, a mild glass cleaner is all it needs.

A leaking shower screen may not show at first. Water can soak into the floor or reach the room below long before you see it.

Glazing silicone in Flete: local notes

Flete is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as St. Catherine's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Rented homes near Margate station change hands often, and a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

How we quote for glazing silicone

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • The product the joint needs
  • Any working-time requirements on site
  • The old material and how stubborn it is
  • How many areas need sealing

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The type of property
  • What’s wrong with the joints now
  • How we’d reach the joints
  • A few pictures by email, if you can

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you are ready, call 0345 464 0079 or email us.

What we’re called out for in Flete

Not every leak is a sealant problem: failed roof panels, slipped glazing bars and blocked gutters cause them too. We find the cause before we seal anything.

These are the problems we’re asked about most:

  • Shower screens leaking along the wall or tray
  • Sealant that was laid over old silicone and failed
  • Stained, discoloured glazing silicone
  • Leaking glazing joints on a rooflight

Managing a site like St Gregory's Catholic Primary School? Then the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • How long the guarantee is
  • How the joint is cleaned and prepared
  • Which sealant they’ll use, and why
  • How long to leave it before use
