About our sand mastic in Flete

For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. If you have weathered mastic on the most exposed windows and wind and rain getting in round a sash window, we can help, whatever the surface.

Homes in small places like Flete often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

A 12-month guarantee comes as standard.

Signs you need sand mastic in Flete

Shallow joints are a common cause. A thin layer doesn’t hold well so we make sure the new mastic is the right thickness.

These are the problems we are asked about most:

  • Mastic that needs renewing before redecorating
  • Old cement repairs round a window that have failed
  • Weathered mastic on the most exposed windows
  • Open joints round the window box

In the older streets around St. Catherine's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

How to choose a mastic man

Flete homes and the weather

Flete is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. With historic houses such as Quex Park (about 2.2 miles west) nearby, there’s older building stock in the area around Flete as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Rented homes near Margate station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about. Managing a site like St Gregory's Catholic Primary School? Then its window and door frames need their mastic kept sound, just like a home’s.

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Honest limits

We’d rather tell you now than do work that will not last, so these are the limits:

  • Decayed frames that need repair
  • Putty and glazing repairs
  • Sash cords, weights and draught-proofing of the sashes

If you are not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

Flete questions

Can you help a landlord with a rental near Margate station?

Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.

Will you come out to Flete?

Yes, Flete is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Can I choose the sealant colour?

Generally, yes. White, clear and grey are common, and other colours are available for many products, and we will agree it with you first.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

Where is Mr Mastic based?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we are done.

What is sand mastic?

It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.

Period and listed homes

A traditional finish suits a period property.

Tenement and terrace windows

Windows above ground floor need the right access. Tell us the height and we will confirm what’s needed.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Leave it or put it right?

Replacing sash windows is a big decision for a period home and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. Around Flete, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

What you pay reflects the work, not a rough estimate. That is why we ask about the job first.

How the visit works

We bring everything the job needs with us. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a few hours per window, depending on the condition of the joints. Somewhere like Flete needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking each surround and agreeing the joints to renew.
  2. We rake out the old mastic and clean the joint.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Preparing for the visit

  • Let us know about parking restrictions
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed
