Glazing silicone near Drymen

Glazing silicone in Drymen, done properly

We renew glazing silicone on conservatories, rooflights and glass panels, as well as frameless shower screens and glass balustrade bases. Each joint is cut out, cleaned and resealed. If you have leaking glazing joints on a rooflight and failed joints on frameless glass, we can help.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Whatever the size of the job, you get the same 12-month guarantee in Drymen and across Stirling.

The process

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for most jobs. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. We clean the glass and frame so the new silicone bonds.
  4. We lay the new bead and tool it smooth.
  5. We check the finished joints and test with water where it’s safe.

Getting ready for the visit

  • Mention any tricky access
  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can

Advice

Why deal with it now?

If the problem is a misted unit or a broken panel, sealant will not help. We say so plainly, so you can call the right trade. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Signs you need glazing silicone in Drymen

The wrong sealant is a common cause. Some products don’t bond well to glass, and acetoxy types can attack some frame materials.

People usually contact us when they notice one of these:

  • Water running down inside the glass
  • Silicone pulling away from the glass
  • Leaking glazing joints on a rooflight
  • Shower screens leaking along the wall or tray

Around Drymen, as everywhere, glazing silicone is only as good as the preparation behind it.

Questions to ask before you book

  • When the joint can take water or movement
  • The length of the guarantee
  • What happens if they find a problem under the old sealant
  • What insurance they hold

Frames and glazing around Drymen

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Drymen is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for glazing joints and frame seals to keep out.

For an older house near a landmark such as Drymen Parish Church and Churchyard, the joint between an old wall and a newer frame is usually the first place rain gets in.

Conservatory frames

Leaks often start where the frame meets the wall. We remove the failed sealant and renew it.

Glass-to-frame joints

Old sealant is removed carefully from the glass before new glazing silicone goes in.

How we quote for glazing silicone

There’s no set price list. What we look at:

  • Whether there’s mould to deal with
  • The old material and how stubborn it is
  • The number of rooms or windows
  • Which sealant suits the joint

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few photos by email, if you can
  • Roughly how big the job is

Your questions about glazing silicone in Drymen

Is Drymen within the area you cover?

Yes. Drymen is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is Drymen in your area for glazing silicone?

Yes, Drymen is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Is it enough to run a bead over the old sealant?

Many leaks we see come from exactly that. A proper job means cutting out, cleaning and resealing.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Can you reseal a frameless shower screen?

We can. We remove the old silicone carefully before cleaning and resealing.

Do you have insurance?

Yes. We are fully insured.

Can you match the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

Do you guarantee glazing sealant work?

You get our one-year guarantee to every job we do.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Don’t use a blade near the sealant
  • Use gentle products around the joints
  • Run a squeegee over the glass when you’re done
  • Clear the conservatory gutters regularly

Keep conservatory gutters clear, so water drains away from the joints. Blocked gutters can push water where it shouldn’t go.

If silicone on glass has cracked, water is already getting in. Renewing it early keeps it simple, compared with repairing damaged frames or plaster.
