Glazing silicone in Crown Wood

Glazing silicone in Crown Wood

A frameless shower screen depends on its silicone. The joint down the wall and the one along the tray are common leak points and both get fresh anti-fungal silicone. We work on glass-to-frame joints, shower screens and conservatory frames, and the jobs we see most are a quick top-up bead that didn’t last and cracked silicone between glass panels.

Homes around Crown Wood range from older properties to newer houses, and their windows range just as widely. The right sealant depends on the frame and on what it sits in.

You get a one-year guarantee, the same in Crown Wood as everywhere else we work.

Why it’s worth doing now in Crown Wood

A leaking joint won’t fix itself. Left, water can mark floors, damage plaster and rot timber, so it pays to deal with it early. In an older home around Crown Wood, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Why Crown Wood clients choose us

  • White, clear, grey or another colour, product permitting
  • Approved under the ARBOMaster scheme
  • Homes, businesses and hotels
  • Trusted Arbo and Everbuild sealants

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured for the work.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Common problems we fix in Crown Wood

The wrong sealant is a common cause. Some products don’t bond well to glass and vinegar-smelling acetoxy silicone can attack some metals.

People normally contact us when they notice one of these:

  • Water tracking down the inner face of the glass
  • New silicone smeared over old sealant
  • Rooflight joints letting water in
  • Water getting into a conservatory at the joints

Letting a property close to Martins Heron station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows.

10 questions to ask before booking

How it works

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours, depending on how many joints need doing. In a smaller place like Crown Wood, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. Each joint is checked and, where possible, water-tested.

Before we arrive

  • Move anything stored near the joints
  • Let us know about earlier repairs to the joints
  • Let us know if you’ve seen damp or leaks

Frames and glazing around Crown Wood

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Crown Wood is part of Bracknell, one of the post-war new towns. With many homes from the post-war decades, replacement windows and doors are common. The mastic around replacement frames ages too, and gaps at sills and frame heads are where water gets in.

Schools such as Crown Wood Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. If you live in an older home near St Paul, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Your questions about glazing silicone in Crown Wood

Do older homes in Crown Wood need their sealant replacing?

Often, yes: cracked, shrunken or mouldy sealant has done its job. The key is cutting all the old sealant out, as new sealant won’t bond to it.

Is Crown Wood within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

How long will you be here?

A typical job takes a few hours for most jobs, including preparation and clearing up. We will confirm how long when we quote.

Do you replace glass?

Glass replacement isn’t our trade. We look after the sealant joints, and we’ll tell you if a unit looks like it has failed.

Is balustrade sealant something you do?

We can, if the base joint is sealed. Send us photos and we will take a look when you ring 0345 464 0079 or send us an email.

Do you reseal glass shower screens?

We can. The old bead comes off without marking the glass before cleaning and resealing.

Is it enough to run a bead over the old sealant?

It doesn’t last. Fresh silicone won’t bond to cured silicone, so we remove the old sealant and clean the joint.
