Glazing silicone near Cock Street

Glazing silicone for homes and businesses in Cock Street

Many conservatory leaks come down to failed sealant at the glass-to-frame or frame-to-wall joints. We find the joint that is letting water in and renew it and tell you plainly if the cause is something else. Common call-outs are for conservatory leaks at frame and glazing joints and glass-to-glass joints that have split, on shower screens, glass-to-glass joints and conservatory frames.

Somewhere as small as Cock Street, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

What we do, step by step

On the day, we look over the joints with you first. Surfaces next to the work are protected before we start. The work normally takes a few hours for most jobs. Somewhere like Cock Street needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. We clean the glass and frame so the new silicone bonds.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. We check the finished joints and test with water where it’s safe.

Preparing for the visit

Advice

What we are called out for in Cock Street

Shower screen silicone gets wet every day. Mould gets into it and the edges begin to peel.

The most common problems we see are:

  • Split or lifting silicone on glass
  • Black or yellowed silicone on glass joints
  • Failed sealant around rooflight glass
  • Water running down inside the glass

In the older streets around St Matthew's Church, the joint between an old wall and a newer frame is normally the first place rain gets in.

How to choose a mastic man

Common questions in Cock Street

Do you work for landlords with property near Bures station?

Yes. We work for landlords and agents as well as householders. You can phone 0345 464 0079 or send us an email with the details for a clear quote.

Will you come out to Cock Street?

Yes. Cock Street is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can I choose the sealant colour?

Most of the time, yes. We will tell you which colours the right product comes in and agree one before we start.

What sealant do you use on glazing?

We use a neutral-cure glazing silicone that suits the glass and frame. Shower screens get anti-fungal silicone.

Do you fit new glass or sealed units?

Glass replacement isn’t our trade. We reseal the joints around it and can tell you if a unit seems to have gone.

Can you do several jobs on one visit?

Yes. Just list everything you need.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we’re using and why.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Squeegee the shower screen after each use
  • Don’t leave a drip for the next storm
  • Do not use a blade near the sealant
  • Check the gutters above the glazing for debris

On shower screens, wipe or squeegee after use and let the room air. It helps stop mould getting into the silicone.

Drips or damp near a glazing joint shouldn’t be ignored. It may be sealant, or something else, and we will tell you which.

For landlords and businesses

Housing providers, facilities teams and property managers book us too in Cock Street and across Essex. Several sites can be quoted together, and we are fully insured.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Leave it or put it right?

Dealing with a leaking shower screen early protects the floor and ceiling. A small leak can reach the floor below before it shows. In a small place like Cock Street, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

What glazing silicone looks like in Cock Street

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you let a flat or house near Bures station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

How we quote for glazing silicone

Every job gets its own quote. This is what makes a difference:

  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • The size of the job

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • The address or postcode of the job
  • Whether it has been sealed before
  • Whether it’s a home or a business
  • A few photos by email, if you can

Want a quote for glazing silicone? Please call 0345 464 0079 or drop us an email with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
