Glazing silicone for California homes and businesses

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

About our glazing silicone in California

We renew glazing silicone on conservatories, rooflights and glass panels plus shower screens and the bases of glass balustrades. Each joint is cut out, cleaned and resealed. Common call-outs are for silicone pulling away from the glass and sealant that was laid over old silicone and failed, across glass balustrade bases, conservatory frames and shower screens.

In and around a place like California, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

Whatever the size of the job, you get the same one-year guarantee.

Glass balustrade bases

Outdoor balustrade joints face the weather. A sound sealant joint keeps them tidy and dry.

Rooflights

Rooflight glazing joints are cut out and renewed. If the leak is from the roof around it, a roofer needs to look.

California questions

Can you help a landlord with a rental near Polmont station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do you cover smaller places like California?

Yes. California is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.

Can a conservatory leak be sealed?

Often, if the leak is at a sealant joint. We find where the water gets in first, so you know what you’re paying for.

Can you quote for more than one area?

Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Can I choose the sealant colour?

Most of the time, yes. We’ll tell you which colours the right product comes in and agree one before we start.

What sealant work cannot fix

We’d rather tell you now than do work that will not last, so these are the limits:

  • Structural problems with a conservatory roof
  • Leaks from the roof covering or flashing (a roofer’s job)
  • Frames that have decayed or split

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Surfaces we seal

  • Conservatory frames
  • Glass-to-frame joints
  • Glass-to-glass joints
  • Rooflights
  • Glass balustrade bases
  • Shower screens

How it works

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes anything from an hour or two to most of a day, depending on the size of the job in most cases. Outside jobs in California need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. We clean the glass and frame so the new silicone bonds.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. Each joint is checked and, where possible, water-tested.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Plan for the work area to be out of bounds to pets and children
  • Mention any sign-in or site rules at work premises

Windows and doors in California

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you look after a building such as Graeme High School, the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near Polmont station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

How we quote for glazing silicone

For a quick quote, just ask. The main things that affect it are:

  • How many areas need sealing
  • Working hours on commercial sites
  • Whether the work is at height
  • The size of the job

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • Any access issues, like height or stairs
  • If someone has resealed it before

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

Leave it or put it right?

Glazing joints need a sealant made for the job. General-purpose sealant from a DIY shop may not suit glass or the frame so we choose a glazing silicone instead. In an older home around California, damp from a failed joint can get into timber and plaster.

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

A DIY attempt does not rule out a professional job. We cut it out and start again.
