About our glazing silicone in Brogdale
Glass, frames and walls all move at different rates, so the sealant between them does a lot of work. Once it splits or comes away, water finds a way through. We cut it out and reseal with a glazing silicone suited to the joint. Common call-outs are for conservatory leaks at frame and glazing joints and sealant that was laid over old silicone and failed, on conservatory frames, rooflights and glass balustrade bases.
Outdoor sealant needs dry, clean surfaces, so work on frames around Brogdale is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.

The process
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes anything from an hour or two to most of a day, depending on the size of the job. For a village or hamlet like Brogdale, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First we agree the joints to be done.
- Old sealant is removed from the glass and frame.
- The surfaces are cleaned with a suitable solvent.
- New glazing silicone goes in and is finished neatly.
- The joints are checked before we leave.
Getting ready for the visit
- Try not to wet indoor joints just before the visit
- Mention if the joints have been sealed before
- Tell us about access, such as stairs, a lift or high-level joints

How we quote for glazing silicone
The quote reflects the job in front of us. We look at:
- When we can work, for business premises
- The product the joint needs
- The old material and how stubborn it is
- How much there is to do
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- How we’d reach the joints
- Pictures of the joints, sent by email
- Whether it’s a home or a business
- Roughly how big the job is
To get a quote, ring 0345 464 0079 or send us an email with the location and a short description of the problem. You’ll have a clear quote before work begins.
Why it’s worth doing now in Brogdale
Leaks get worse, not better. Water can damage frames, walls, flooring and furniture, so it pays to deal with it early. Older cottages and farmhouses around Brogdale can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, phone 0345 464 0079 or email us for an honest opinion and a quote.

We cut the old silicone from the glass without scratching it before new glazing silicone goes in.
Conservatory frames
Conservatory frame joints are a common source of leaks. We cut out the old sealant and reseal.

What we can’t put right
New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- Failed flashing around a conservatory
- A broken pane or roof panel
- A sagging or failing conservatory roof

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Brogdale homes and the weather
The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Belmont House and Gardens (about 2.2 miles south-west) are a reminder that the area around Brogdale has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
In the older streets around Church of St Peter and St Paul, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you look after a building such as Ospringe Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages.
