Common problems we fix in Ospringe

Not every leak is a sealant problem: failed roof panels, slipped glazing bars and blocked gutters cause them too. That’s why we trace the leak first.

The most common problems we see are:

  • Failed joints on frameless glass
  • Black or yellowed silicone on glass joints
  • Silicone pulling away from the glass
  • New silicone smeared over old sealant

In the older streets around Church of St Peter and St Paul, the joint between an old wall and a newer frame is usually the first place rain gets in.

10 questions to ask before you book

Glazing silicone in Ospringe

Glass replacement isn’t something we do, and misting between panes means a failed sealed unit. Our work is the sealant joints and that’s often where the water gets in. We are often asked to deal with failed sealant around rooflight glass and water getting into a conservatory at the joints, across shower screens, glass balustrade bases and glass-to-glass joints.

Around Ospringe, conservatories, garden rooms and patio doors are often part of the house. Their glazing joints and frame seals are as much a part of the job as the windows.

The work is covered for a year after we finish. If anything isn’t right with it, phone 0345 464 0079 or email us.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Avoid strong solvents on or near the sealant
  • Don’t leave a drip for the next storm
  • Keep air moving in the conservatory
  • Stick to mild cleaners on glass

Keep the new joints dry for as long as we advise so the silicone can set properly. After that, clean glass with a mild cleaner.

Damp patches, drips and condensation along a joint are worth checking. The cause may be sealant or another part and we’ll find out which.

Surface by surface

Glass balustrade bases

The base joint is cut out and resealed. We do not install or replace glass.

Glass-to-glass joints

Glass-to-glass joints depend entirely on the sealant. It must be clean, neat and well bonded.

What affects the cost of glazing silicone

Every job gets its own quote. These are the things that affect it:

  • The size of the job
  • Any working-time requirements on site
  • Mould in or behind the old joints
  • Whether the work is at height

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, ring 0345 464 0079 or email us for an honest opinion and a quote.

Do you work for landlords with property near Faversham station?

When is the sealant fully cured?

It depends on the product and the temperature. Before we leave, we will tell you the cure time.

What sealant do you use on glazing?

We use a neutral-cure glazing silicone suited to glass and the frame. In bathrooms, we use anti-fungal silicone.

Do you work for hotels and businesses?

Is balustrade sealant something you do?

Yes, where the base is finished with sealant. Photos help us see what’s there.

Are you insured?

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from an hour or two to most of a day, depending on the size of the job. A visit to Ospringe is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We check the joints and, where safe, run water over them.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts

Related advice

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What glazing silicone looks like in Ospringe

With historic houses such as Belmont House and Gardens (about 3 miles south-west) nearby, there’s older building stock in the area around Ospringe as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For site and facilities teams at buildings such as Ospringe Church of England Primary School, the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near Faversham station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

What we can’t put right

In fairness, some problems need a different trade:

  • Leaks from the roof covering or flashing (a roofer’s job)
  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • Cracked or broken glass

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.
