How we handle glazing silicone in Bassett

A frameless shower screen depends on its silicone. Leaks usually come from the wall joint or the tray joint, and we reseal both. If you are dealing with sealant that was laid over old silicone and failed and water tracking down the inner face of the glass, we can help, on glass balustrade bases, shower screens and rooflights alike.

Around Bassett, conservatories, garden rooms and patio doors are often part of the house. Those joints need the same attention as the main windows.

You’re covered for a year from the day we finish. If anything is not right with it, call 0345 464 0079 or email us.

Windows and doors in Bassett

Bassett is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on glazing joints and frame seals, especially on the side facing the sea. With historic houses such as South Stoneham House (about 1.5 miles east) nearby, there’s older building stock in the area around Bassett as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

For site and facilities teams at buildings such as Cantell School, larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near St Michael and All Angels Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Rented homes near Swaythling station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Bassett is about 2 miles north-west of Southampton, in Southampton. Every kind of property in Bassett can book us for glazing silicone, old or new, large or small. Every job comes with our 12-month guarantee. 40 places in Southampton are on our list, large and small.

Bassett questions

Does living near the coast affect glazing silicone in Bassett?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.

Is Bassett within the area you cover?

Yes. Bassett is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you fix a leaking conservatory?

That depends where the water is getting in. Sealant joints we can renew, but roof panels and structural problems need a conservatory specialist or roofer.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

What sealant do you use on glazing?

A glazing-grade silicone is best. Ours is a neutral-cure glazing silicone with anti-fungal products in bathrooms.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

How long does glazing silicone take?

Typically it takes anything from an hour or two to most of a day, depending on the size of the job. Bigger jobs take longer.

Is it possible to redo the silicone on a shower screen?

Yes. We remove the old silicone carefully, and the joints are cleaned and resealed.

How the job changes by surface

Glass-to-frame joints

Where glass sits in a frame, silicone keeps water out. A failed bead lets water in.

Glass-to-glass joints

Frameless glass corners and panels are joined with silicone. We reseal with a suitable glazing silicone.

What we do, step by step

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for most jobs. A visit to Bassett is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Clear items away from the joints we are working on
  • Try not to wet indoor joints just before the visit

Advice

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Clear the conservatory gutters regularly
  • Keep scrapers and blades away from the silicone
  • Stick to mild cleaners on glass
  • Wipe the screen down after showering

Follow the cure time we give you before the joints get wet so the silicone can set properly. From then on, a mild glass cleaner is all it needs.

Cracked glazing silicone means the joint has failed. Resealing now is a small job, compared with repairing damaged frames or plaster.

What affects the quote in Bassett

Call for a quick quote. The main things that affect it are:

  • Access and height
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • The type of sealant required

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • Whether it has been sealed before
  • Whether it’s a home or a business
  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

Why it’s worth doing now in Bassett

If the problem is a misted unit or a broken panel, sealant will not help. We will tell you that rather than seal it anyway and point you to a glazier or roofer. In a smaller place like Bassett, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
