Glazing silicone in Andover Down, done properly
Conservatory leaks often start at a sealant joint, where glass meets frame or frame meets wall. We trace the leak to the joint and reseal it and tell you plainly if the cause is something else. We work on conservatory frames, glass-to-glass joints and shower screens, and common reasons people get in touch are stained, discoloured glazing silicone and glazing silicone that has cracked or come away.
In a village or hamlet like Andover Down, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.

Surface by surface
Glass-to-frame joints
The sealant must stick to glass and frame alike. We use a glazing silicone suited to each.
Rooflights
A rooflight faces rain and sun from above. Its sealant ages faster than vertical joints.
The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from an hour or two to most of a day, depending on the size of the job. For a village or hamlet like Andover Down, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We trace the leak and confirm it’s a sealant joint.
- The failed silicone is cut out without marking the glass or frame.
- We clean the glass and frame so the new silicone bonds.
- We lay the new bead and tool it smooth.
- Each joint is checked and, where possible, water-tested.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about parking restrictions
- On commercial sites, let us know about site rules

Advice
DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Looking after it afterwards
So the new joints stay in good condition:
- Squeegee the shower screen after each use
- Clean glass with a mild cleaner and a soft cloth
- Look over the glazing joints once a year
- Use gentle products around the joints
Keep the new joints dry for as long as we advise so the silicone can set properly. From then on, a mild glass cleaner is all it needs.
Drips or damp near a glazing joint shouldn’t be ignored. The cause may be sealant or another part and we’ll find out which.
When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- A frame that needs repairing or replacing
- Cracked or broken glass
- Leaks from the roof covering or flashing (a roofer’s job)
If in doubt, ring 0345 464 0079 or email us and we will say what we think before you book.

Do you need glazing silicone in Andover Down?
UV light ages silicone and roof joints get the most sun. Old silicone hardens, cracks and loses its grip to the glass and frame.
These are the problems we’re asked about most:
- Rooflight joints letting water in
- Water running down inside the glass
- Glazing silicone that has cracked or come away
- Water escaping where a screen meets the wall
For site and facilities teams at buildings such as Pilgrims' Cross CofE Aided Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Your questions about glazing silicone in Andover Down
Do you cover Andover Down for glazing silicone?
Yes. Our work covers London and the South East, and Andover Down is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we will give you a clear quote.
Do you work for landlords with property near Andover station?

Are you insured?
Yes. We are fully insured.
When is the sealant fully cured?
It depends on the product and the conditions. Before we leave, we’ll tell you the cure time.
Which silicone is used for glass joints?
We pick a glazing silicone to suit the materials. Neutral-cure products suit most glass and frames.
Can you just put new silicone over the old?
A top-up rarely holds. The new bead cannot grip the old one so we take it all out and start clean.
Where is Mr Mastic based?
We’re a Crawley-based firm. Our area covers South East England, London and Scotland.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
For landlords and businesses
We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured for the work.
Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
