Floor joint sealing in Westcliff-on-Sea

Thresholds are where two floors, or a floor and a door, meet. We use a flexible product that suits both floors in a colour to suit. We work on tiled floors, wet room & bathroom floors and skirting boards, and the jobs we see most are skirting caulk that keeps splitting and failed joint filler in concrete floors.

If you’ve bought a new home in or near Westcliff-on-Sea, the first year or two is a good time to check the sealant. Common snags include open skirting joints, lifting shower seals and gaps around frames.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or send us an email.

Joints and finishes in Westcliff-on-Sea homes

Across Southend-on-Sea, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

Schools such as St Bernard's High School and Arts College are buildings too, and entrance and corridor floor joints take a lot of traffic. If you look after a church, hall or community building such as St Saviour's, joints in its floors, skirtings and thresholds need resealing as they wear.

Westcliff-on-Sea is about 1 mile south-west of Southend-on-Sea, in Southend-on-Sea. Jobs in Westcliff-on-Sea get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. We cover 16 towns and villages across Southend-on-Sea, from the larger towns to small villages. We also work in Chelmsford, around 16 miles away.

All of SS0, SS1 and SS2 is within our area for floor joint sealing, from the main roads to the quietest streets. What happens if it’s left?

Putting new grout into a crack that keeps reappearing doesn’t last. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. In an older home around Westcliff-on-Sea, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.

The cost depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

Westcliff-on-Sea questions

Can you do floor joint sealing in Westcliff-on-Sea?

Yes, Westcliff-on-Sea is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or email us with a few details of the job, and we’ll give you a clear quote.

Do you work for landlords with property near Westcliff station?

Yes, we work for landlords and letting agents. You can call 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.

Do you have insurance?

Yes. We’re fully insured.

How soon can the floor be mopped?

We give you a cure time for each joint. Light use comes first, cleaning and heavy traffic later in most cases.

My floor grout keeps cracking in a line. Can you help?

Generally, yes. Straight cracks in grout often show where a movement joint was needed. We rake out that line and seal it with flexible sealant.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Can you quote for more than one area?

Yes, we can. More than one area can be quoted together.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Keep floor cleaning water to a minimum at the edges
  • Check the sealant is paintable before decorating
  • Vacuum floor joints regularly to stop grit building up
  • Walk round the room once a year and look at the edges

Silicone sealant is not made to take paint. If you plan to paint, we will use a paintable product.

Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the floor safer.

What we’re called out for in Westcliff-on-Sea

Wheels crossing an unfilled concrete joint chip its edges. Hard wheels damage the joint edges and the joint gets wider.

The most common problems we see are:

  • Open gaps along the bottom of skirting boards
  • Threshold joints that have opened or worn
  • Caulk that has cracked where the floor moves
  • Concrete floor joints that have broken down

Rented homes near Westcliff station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.

What to look for in a quote

  • What happens if the job turns out different
  • Whether VAT is included
  • Is the old sealant removed completely?
  • Who turns up on the day

When something else is needed

New sealant cannot fix everything, and we will tell you before we start. Sealant won’t put right:

  • Water getting under the tiles from elsewhere
  • Concrete repairs beyond the joint
  • Subfloor problems that need a flooring contractor

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before you book.

  • Tiled floors
  • Thresholds
  • Skirting boards
  • Commercial floors

  • Wet room & bathroom floors

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a morning or an afternoon for most homes from start to finish. A visit to Westcliff-on-Sea is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

How to prepare

  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts
  • Try not to wet indoor joints just before the visit

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
