Floor joint sealing in Turnberry
Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone because it handles water. We’re often asked to deal with skirting that has pulled away from the floor and failed joint filler in concrete floors, on concrete floor joints, wet room & bathroom floors and commercial floors.

Different surfaces, different methods
Concrete floor joints
Concrete floors have sawn or formed joints to control cracking. They’re resealed with a product chosen for what runs over them.
Skirting boards
Skirting-to-floor joints are a regular job for us. The old caulk is removed first so the bead sits on a clean surface.
Floor joint sealing in Turnberry: local notes
Floors around South Ayrshire run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
In and around Turnberry, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint. Letting a property close to Girvan station? Then gaps at skirtings and thresholds are worth sealing between tenancies.

When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Failed waterproofing under a wet room floor
- Movement too big for a sealant joint
- Loose, hollow or cracked tiles, which need a tiler
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Aftercare tips
A little care helps the new joints last. We recommend:
- Walk round the room once a year and look at the edges
- Act on grout cracks that run in a straight line
- Use furniture pads near skirting
- Sweep along the edges of the floor
Follow the cure time before walking on or cleaning the joint. Feet are generally fine before mopping or wheeled traffic.
A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

Where are you based?
Mr Mastic is based in Crawley. We cover Turnberry and the rest of South Ayrshire, along with the rest of our area.
Leave it or put it right?
Caulk is quick and cheap, but it cracks where the joint moves or gets wet, but the movement soon cracks it. A flexible sealant moves with the floor and keeps the joint sealed. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Quotes for floor joint sealing in Turnberry
There’s no set price list, because jobs vary so much. The quote depends on:
- When we can work, for business premises
- The number of rooms or windows
- The old material and how stubborn it is
- Whether there’s mould to deal with
What you pay reflects the work, not guesswork. That is why we ask a few questions first and give you a clear quote before we start.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- How we’d reach the joints
- Where the job is, and your postcode
- Photos by email, if that is easy
- The rough size of the job
Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we will take it from there.
What happens on the day
When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work starts. The work normally takes a morning or an afternoon for most homes. Outside jobs in Turnberry need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We look at the gap and the floor type and agree the right sealant.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Let us know about parking restrictions
- Plan for the work area to be out of bounds to pets and children
Getting a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
Related advice
Should I try it myself first?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
