Floor joint sealing near Throsk

Floor joint sealing for homes and businesses in Throsk

A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side. We’re often asked to deal with cracked caulk along skirting in bathrooms and kitchens and skirting that has pulled away from the floor, on concrete floor joints, wet room & bathroom floors and tiled floors.

For a place like Throsk, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What happens on the day

You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for most rooms, longer for large commercial floors for a typical job. Around Throsk, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. A flexible sealant suited to the floor is applied and tooled.
  5. Finally, we check the work and talk you through aftercare.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Keep pets and children clear of the area while we work
  • For business premises, tell us about site rules or sign-in

How we quote for floor joint sealing

We quote each job individually. These are the things that affect it:

  • The old material and how stubborn it is
  • Whether the work is at height
  • The number of rooms or windows
  • How much there is to do

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

You do not need to know the technical terms. Just tell us:

  • If someone has resealed it before
  • Any access issues, like height or stairs
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, drop us a line at info@mrmastic.co.uk.

Surface by surface

Concrete floor joints

Hard wheels break down the edges of open joints. A sealed joint protects the edges and stops debris collecting.

Tiled floors

Tiled floors need movement joints at edges and across large areas. Where needed, a line of grout is replaced with flexible sealant.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Use furniture pads near skirting
  • Look at floor joints each spring
  • Keep caulk for dry, still joints only
  • Have a cracking tiled floor checked before tiles break

Have a look at the joints once the heating season is over. Small gaps at the ends can be touched up early on.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Tiles that have lifted or broken
  • Concrete repairs beyond the joint
  • Leaks from a failed tanking system

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Throsk questions

Will you come out to Throsk?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you cover Throsk for floor joint sealing?

Yes, Throsk is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

How long does the job take?

A typical job takes a few hours, depending on the length of joint, including the preparation. We will confirm how long when we quote.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.

Can I add another job to the visit?

Yes, we can. More than one area can go on one quote.

Will I be able to paint over the new joint?

If you tell us beforehand, yes. Joints that will be painted get a paintable product and wet areas get silicone.

Can you use decorators’ caulk instead?

Because caulk cracks where there’s movement or water. Floor edges move through the year, so a flexible sealant suits them better.

I rent my home. Can I book you?

Yes. Check with your landlord; we can send the quote to them too.

Joints and finishes in Throsk homes

Floors around Stirling run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

If you let a flat or house near Alloa station, open skirting and floor joints collect dirt and water, so seal them while the property is empty. For site and facilities teams at buildings such as Alloa Academy, entrance and corridor floor joints take a lot of traffic.

Throsk is about 3 miles south-west of Alloa, in Stirling. From the centre of Throsk to the outskirts, we cover floor joint sealing for every kind of property, from flats and houses to offices and hotels. Our Stirling coverage runs to 55 places, and Throsk is one of them. We also work in Glasgow, around 24 miles away.

All of FK7 is covered for floor joint sealing. Why act early in Throsk

Left open, concrete joints break down under traffic. A sealed joint supports the edges before they need a bigger repair. In a place like Throsk, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.
