Floor joint sealing in The Flints

Floor joint sealing for homes and businesses in The Flints

Gaps along the bottom of skirting are common in new and older homes alike. Caulk tends to crack there, so we use a flexible sealant that moves with the floor. We work on concrete floor joints, thresholds and commercial floors, and people most often call us about gaps between floors and kitchen plinths and caulk that has cracked where the floor moves.

For a small place like The Flints, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

Leave it or put it right?

Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. A flexible movement joint is the fix. Around The Flints, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

New homes and floors in The Flints

Floors around Hertfordshire run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

Managing a site like Offley Endowed Primary School? Then floor and threshold joints in busy corridors wear quickly and are best resealed early. For buildings such as Church of St Mary Magdalene, joints in its floors, skirtings and thresholds need resealing as they wear.

The process

There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes a few hours, depending on the length of joint. Somewhere as small as The Flints, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

Before we arrive

  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks

Advice

What the job involves on each surface

Tiled floors

When grout cracks along a straight line, the floor is telling you it needs to move. That line is converted to a flexible joint where it suits the floor.

Skirting boards

Skirting pulls away from the floor as floors shrink and settle. We seal them with a flexible sealant rather than caulk painted or coloured to match.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Check skirting joints after the heating season
  • Have a cracking tiled floor checked before tiles break
  • Sweep along the edges of the floor
  • Check the sealant is paintable before decorating

Mop with a well-wrung mop rather than flooding the floor. Less water at the edges helps the joints last.

Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen and are harder to clean out.

Common questions in The Flints

Do you work for landlords with property near Luton station?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.

Do you cover smaller places like The Flints?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you use decorators’ caulk instead?

Because caulk cracks where there’s movement or water. Floor edges move through the year, so we use a flexible sealant that stretches.

Why does the gap under my skirting keep coming back?

Floors shrink and settle, especially in the first year or two and through the heating season pulls the skirting and floor apart. Rigid fillers split, so we use a flexible sealant.

Do you use a paintable sealant?

Where you plan to paint, we do. Silicone in bathrooms and kitchens cannot be painted so mention it when you get a quote.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Where do you work from?

We work from Crawley. Our applicators cover The Flints.

How much does floor joint sealing cost in The Flints?

Every job is different, so each one gets its own quote. For a quick quote, call 0345 464 0079 or email us and tell us what needs doing and where.

When something else is needed

We will not take on work that won’t last, so these are the limits:

  • Movement too big for a sealant joint
  • Subfloor problems that need a flooring contractor
  • Leaks from a failed tanking system

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

When to call us in The Flints

Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open and they change again in summer.

These are the problems we are asked about most:

  • Worn sealant at door thresholds
  • Concrete floor joints that have broken down
  • Caulk that has cracked where the floor moves
  • Open gaps along the bottom of skirting boards

Letting a property close to Luton station? Then gaps at skirtings and thresholds are worth sealing between tenancies.
