How we handle fire rated sealant in The Flints

Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. Which product suits a gap depends on its width, the materials either side and what runs through it, so we work to the manufacturer’s details. If you are dealing with open gaps behind door architraves and fire seals that have cracked with movement, we can put it right, on door frames, pipe & cable gaps and plasterboard & masonry alike.

If you have holiday lets, a converted barn used for business or a community building near The Flints, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Our work is backed for twelve months.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

For anyone letting property in or around The Flints, several properties can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

Leave it or put it right?

Fire-rated sealants need more care than everyday sealant. Depth, backing and surface preparation all affect how a seal performs, so we follow the maker’s details on every gap. In a small place like The Flints, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

When to call us in The Flints

If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it is not installed as tested. Rushed fire stopping is common.

Common reasons people contact us are:

  • Holes left by a change of layout
  • Fire stopping disturbed by later work
  • Standard silicone or caulk in a fire-stopping gap
  • Unsealed gaps where pipes and cables go through a wall

Letting a property close to Luton station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Different surfaces, different methods

Service penetrations

New gaps tend to show up where services have been added. Old or unsuitable filler comes out before the right sealant goes in.

Flats and HMOs

In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We work through the gaps on your assessment, flat by flat if needed.

Commercial buildings in The Flints

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

For buildings such as Church of St Mary Magdalene, gaps around pipes and cables are worth checking after any building work there. Schools such as Offley Endowed Primary School are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices.

The process

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for a handful of gaps, and longer for a whole building. Somewhere like The Flints needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Locations and products are noted so you have them on file.

How to prepare

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep photos of seals that will be hidden
  • Store the list of sealed gaps with your building paperwork
  • Ask which product was used before you paint
  • Include fire stopping when you schedule refits

Avoid covering a sealed gap with anything that isn’t part of the tested detail. Repairs should use a matching fire-rated product. We can tell you which product we used.

Open gaps do not only matter in a fire: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.

The Flints questions

I let a flat near Luton station. Can you help?

Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.

Will you come out to The Flints?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What’s the difference between intumescent and fire-rated sealant?

Intumescent means it swells when heated, helping close the gap. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

Do you take on fire stopping in schools and offices?

Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Let us know the building’s hours and we’ll plan the work to suit.

Is standard sealant good enough for a fire gap?

No. Ordinary silicone, caulk or foam is not tested as fire stopping. We cut it out and reseal with a fire-rated product.

Where do you work from?

We are based in Crawley, and we work across South East England, London and Scotland.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.
