Floor joint sealing for Thankerton homes and businesses

Floor joint sealing in Thankerton

Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant. We work on concrete floor joints, skirting boards and commercial floors, and the jobs we see most are skirting that has pulled away from the floor and skirting caulk that keeps splitting.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

FAQs for Thankerton

Will you come out to Thankerton?

Yes. Thankerton is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Carstairs station?

Yes. We work for landlords and agents as well as householders. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

How long does the job take?

It depends on the size of the job, but most jobs take a few hours for most rooms, longer for large commercial floors. We will tell you when we quote.

Why not just use caulk?

Only on dry joints that do not move. Caulk cracks as the floor moves and the gap reopens. A flexible sealant lasts longer there.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.

The process

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a morning or an afternoon for most homes, and the area is left clean. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height
  • On commercial sites, let us know about site rules

Floor joint sealing in Thankerton: local notes

Across South Lanarkshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

Community buildings like Covington Parish Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

Different surfaces, different methods

Thresholds

Where a tiled floor meets timber or carpet, the joint takes movement from both sides. A flexible sealant bridges them.

Skirting boards

On painted skirting, we can use a flexible sealant that takes paint. In wet rooms and kitchens, silicone is generally better.

When something else is needed

New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Structural movement or subsidence
  • Subfloor problems that need a flooring contractor
  • Tiles that have lifted or broken

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

What affects the cost of floor joint sealing

You’ll get a clear quote before we start. It’s based on:

  • The size of the job
  • When we can work, for business premises
  • How many areas need sealing
  • Whether there’s mould to deal with

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

Helping us quote

When you call or email, it’s useful to know:

  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email
  • Where the property is
  • The problem you’ve noticed

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.

Why act early in Thankerton

Open joints along wet floors let water into the subfloor and behind skirting. Dealing with it early keeps the repair to the joint. Around Thankerton, water from a failed joint in an older stone home can soak into timber and plaster.

Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Why us?

  • White, clear, grey or coloured to suit, where the product allows
  • Quality sealants from Arbo and Everbuild
  • Tidy, careful work
  • We never seal over old sealant

Take a look at what affects the cost or what customers say.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What we’re called out for in Thankerton

An open floor joint fills with dirt and water. In kitchens and bathrooms, mop water gets into the gap and behind skirting and plinths.

The problems people generally mention when they call include:

  • Failed seals where bathroom floors meet baths and panels
  • Gaps at thresholds between rooms
  • Concrete floor joints that have broken down
  • Cracked grout where a tiled floor needs a movement joint

Letting a property close to Carstairs station? Then a tidy floor and skirting joint helps a rental look ready for the next tenant.
