Rush Green: your questions answered
Do you cover smaller places like Rush Green?
Yes. Rush Green is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is Rush Green in your area for floor joint sealing?
Yes, Rush Green is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job.
Is caulk good enough for skirting?
Caulk can’t cope with movement or water. Skirting joints move with the floor, so we use a flexible sealant that stretches.
Why has a gap opened under my skirting?
Timber floors and skirting shrink and swell through the year. We close it with a flexible sealant that moves with the floor.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
How long before the joint can take traffic?
We give you a cure time for each joint. Light use comes first, cleaning and heavy traffic later in most cases.
Are you fully insured?
Yes. We’re fully insured.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Joints and finishes in Rush Green homes
Floors around Hertfordshire run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.
If you look after a church, hall or community building such as Church of the Holy Trinity, joints in its floors, skirtings and thresholds need resealing as they wear. For landlords with property near Ware station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

From the centre of Rush Green to the outskirts, we cover floor joint sealing for every kind of property, from flats and houses to offices and hotels. 381 places in Hertfordshire are on our list. When to call us in Rush Green
Wheels crossing an unfilled concrete joint chip its edges. Hard wheels damage the joint edges until the joint widens.
Any of these means the joints need attention:
- Skirting that has pulled away from the floor
- Cracked grout where a tiled floor needs a movement joint
- Caulk that has cracked where the floor moves
- Gaps between floors and kitchen plinths
For site and facilities teams at buildings such as Wheatcroft Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
Before booking anyone
- What product goes in the joint
- How the surfaces are prepared before sealing
- Is VAT in the price?
- Whether all the old sealant comes out first
What affects the cost of floor joint sealing
There’s no set price list. The quote depends on:
- How many areas need sealing
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
- The type of sealant required
The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts.
What to tell us for a quote
To make quoting easier, let us know:
- Any access issues, like height or stairs
- The problem you’ve noticed
- Whether it’s a home or a business
- Roughly how big the job is
For a quote, ring 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Ask before painting over a sealed joint
- Use furniture pads near skirting
- Use a well-wrung mop rather than flooding the floor
- Have a cracking tiled floor checked before tiles break
Don’t paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.
Open skirting gaps let in draughts, dust and sometimes insects. Sealing it early keeps the room cleaner and stops it getting worse.
DIY versus a professional finish
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
How it works
Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours for most rooms, longer for large commercial floors, depending on the size of the job. In a small place like Rush Green, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by checking the floor, the joint and what traffic it takes.
- Any old caulk, grout or sealant is raked or cut out.
- The joint is vacuumed clean and backing fitted where needed.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Mention if the joints have been sealed before
- Mention any leaks or damp you’ve noticed

Different surfaces, different methods
Concrete floor joints
Concrete floors have sawn or formed joints to control cracking. We reseal them with a floor-joint product suited to the traffic.
Thresholds
Thresholds between rooms meet two floors and often a door frame. We seal them with a flexible sealant that suits both sides.
