Floor joint sealing for Ruscote homes and businesses

Floor joint sealing for homes and businesses in Ruscote

Good floor joints come down to the right product and clean, prepared edges. Old caulk, grout or failed sealant comes out first, then clean, back and seal the joint. We are often asked to deal with rigid edge joints in tiled floors and failed seals where bathroom floors meet baths and panels, across wet room & bathroom floors, commercial floors and concrete floor joints.

In smaller places like Ruscote, new homes tend to come as small developments or single plots. Each still needs its sealant and floor joints finished properly from day one.

You are covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

What happens on the day

The work is kept neat and contained to the area we’re working on, so you can get on with your day. The job normally takes a few hours for most rooms, longer for large commercial floors. For a job in Ruscote, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. We take out the cracked caulk, grout or old sealant.
  3. We clean and dry the edges of the joint.
  4. A flexible sealant suited to the floor is applied and tooled.
  5. Finally, we check the work and talk you through aftercare.

How to prepare

  • Let us know if you’ve seen damp or leaks

Landlords, agents and businesses in Ruscote

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

We also work for property managers and facilities teams. We can quote a run of properties together.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

How we quote for floor joint sealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Working hours on commercial sites
  • The old material and how stubborn it is
  • Access and height
  • Which sealant suits the joint

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or email us.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • The problem you’ve noticed
  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • Whether it’s a home or a business

It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you’re ready, ring 0345 464 0079 or drop us an email.

What we cannot put right

A few problems are outside what sealant work can do:

  • Concrete repairs beyond the joint
  • Bouncy or failing floorboards
  • Water getting under the tiles from elsewhere

If in doubt, call 0345 464 0079 or send us an email and we will say what we think before you book.

Surfaces we seal

  • Skirting boards
  • Tiled floors
  • Concrete floor joints
  • Thresholds
  • Commercial floors
  • Wet room & bathroom floors

What the job involves on each surface

Concrete floor joints

Sawn joints in concrete floors control where it cracks. We reseal them with a floor-joint product suited to the traffic.

Thresholds

Thresholds between rooms meet two floors and often a door frame. We seal them with a flexible sealant that suits both sides.

Joints and finishes in Ruscote homes

Across Oxfordshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

For buildings such as St Paul's Church Centre, joints in its floors, skirtings and thresholds need resealing as they wear. If you look after a building such as St Joseph's Catholic Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. If you let a flat or house near Banbury station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

How to look after the new joints

So the new joints stay in good condition:

  • Do not fill floor joints with caulk where they move or get wet
  • Sweep along the edges of the floor
  • Walk round the room once a year and look at the edges
  • Ask before painting over a sealed joint

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.
