Floor joint sealing for Rumford homes and businesses

Floor joint sealing in Rumford

Gaps along the bottom of skirting are common in new and older homes alike. Caulk tends to crack there, so we use a flexible sealant that moves with the floor. Common call-outs are for floor edges that trap water and grime and gaps opening between the floor and skirting, on skirting boards, thresholds and tiled floors.

Work in a place like Rumford is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

We stand behind the work with a one-year guarantee.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

What sealant work can’t fix

We will always be straight with you, so here’s what sealant can’t fix:

  • Large cracks that need a surveyor
  • Damaged concrete that needs breaking out and repairing
  • Failed waterproofing under a wet room floor

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Wet room & bathroom floors
  • Concrete floor joints
  • Commercial floors
  • Tiled floors
  • Thresholds
  • Skirting boards

What happens on the day

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It normally takes a few hours for most rooms, longer for large commercial floors. Outdoor work around Rumford depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any parking rules near the property

Rumford questions

Is Rumford in your area for floor joint sealing?

Yes, Rumford is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Is Rumford within the area you cover?

Yes. Rumford is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

How do I get a quote for floor joint sealing in Rumford?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do you work on commercial floors?

Yes. Concrete floor joints in warehouses and units are part of our work. We’ll talk through the traffic and choose a sealant suited to it.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Do you seal kitchen plinths to the floor?

Yes. The old joint comes out and a flexible silicone replaces it.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we’re called out for in Rumford

Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. Cracks often run straight along a line of joints, showing where a movement joint was needed.

People normally contact us after spotting something like this:

  • Failed joint filler in concrete floors
  • Perimeter joints in tiled floors filled with grout
  • Failed seals where bathroom floors meet baths and panels
  • Gaps at thresholds between rooms

For buildings such as Brightons Parish Church, floor and skirting joints in halls and kitchens wear like any others.

What your quote should include

  • How long the guarantee is
  • Whether the sealant suits the joint
  • What insurance they hold
  • Whether VAT is included

What floor joint sealing looks like in Rumford

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Falkirk, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

Rented homes near Polmont station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.

What the job involves on each surface

Skirting boards

If the skirting is painted, a paintable flexible sealant works well. In wet rooms and kitchens, silicone is generally better.

Concrete floor joints

We clean concrete joints out thoroughly before sealing. Backing goes in where the depth needs controlling.

How to look after the new joints

Looking after new joints is easy:

  • Use furniture pads near skirting
  • Check the sealant is paintable before decorating
  • Check skirting joints after the heating season
  • Avoid sloshing water against skirting

Avoid flooding the floor when you clean. Less water at the edges helps the joints last.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.
