Trusted floor joint sealing in Rigside

Floor joint sealing for homes and businesses in Rigside

Where skirting is painted, we can use a flexible sealant that takes paint. For bathrooms and kitchens, silicone is usually the better choice. If you have concrete floor joints that have broken down and failed seals where bathroom floors meet baths and panels, we can put it right, whatever the surface.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

All our work is covered by our one-year guarantee, wherever you are in South Lanarkshire.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Water getting under the tiles from elsewhere
  • Tiles that have lifted or broken
  • Concrete repairs beyond the joint

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a morning or an afternoon for most homes, depending on the amount of work. Outdoor work around Rigside depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. We take out any old caulk, sealant or grout along the line.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Preparing for the visit

  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit
  • Clear the area around the work

Floor joint sealing around Rigside

Across South Lanarkshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

Whether the job is in Rigside itself or nearby, the right material for each joint matters as much as a neat finish. Around Rigside, as everywhere, floor joint sealing is only as good as the preparation behind it.

Your questions about floor joint sealing in Rigside

Do you cover Rigside for floor joint sealing?

Yes. Our work covers the whole of Scotland, and Rigside is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is Rigside within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you seal kitchen plinths to the floor?

Yes. Floor edges in bathrooms and kitchens get wet at every clean, so we seal them with silicone suited to wet areas.

How long does the job take?

That depends on how much there is to do, but most jobs take a few hours, depending on the length of joint. We’ll give you a better idea when we quote.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How much does floor joint sealing cost in Rigside?

Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk with a short description of the job.

Can you add a movement joint to a tiled floor?

In many cases, yes. We replace the grout along a suitable line with flexible sealant coloured to suit. Loose or cracked tiles need a tiler first.

Can you use decorators’ caulk instead?

Not where the floor moves or gets wet. Caulk cracks as the floor moves, so the gap comes back. A flexible sealant lasts longer there.

What the job involves on each surface

Wet room and bathroom floors

Mop water gets into any open joint at the edge of a bathroom floor. A flexible seal stops water running into the gap.

Tiled floors

Perimeter joints in tiled floors should be sealant, not grout. We rake out any grout there and reseal.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Leave it or put it right?

The right product depends on the floor and the traffic: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Getting that choice wrong is a common reason joints fail. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Don’t slide heavy items over sealed joints
  • Avoid sloshing water against skirting
  • Act on grout cracks that run in a straight line
  • Vacuum floor joints regularly to stop grit building up

Keep heavy furniture from dragging across the joints. Dragging can tear the bead before it has fully cured.

Open skirting gaps let in draughts, dust and sometimes insects. Sealing it keeps the room tidier and the edges sound.
