Rattray Floor Joint Sealing
Sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints for householders, landlords and businesses in Rattray. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Gaps opening between the floor and skirting
- Failed seals where bathroom floors meet baths and panels
- Chipped and open joints in warehouse floors
How the visit works
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a morning or an afternoon for most homes. Outside jobs in Rattray need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
How to prepare
- Mention if the joints have been sealed before
- Plan for the work area to be out of bounds to pets and children
- Mention any parking rules near the property

Floor joint sealing in Rattray
In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. We reseal them with a product chosen for the movement and the traffic. If you have chipped and open joints in warehouse floors and floor edges that trap water and grime, we can help.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Do you need floor joint sealing in Rattray?
When a tiled floor has no movement joints, the grout takes the strain. You’ll see a crack running along the grout, where a flexible joint should have been.
Keep an eye out for these signs:
- Chipped and open joints in warehouse floors
- Skirting that has pulled away from the floor
- Cracked grout where a tiled floor needs a movement joint
- Skirting caulk that keeps splitting
Schools such as Blairgowrie High School are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
What to look for in a quote
- Which colour the sealant will be
- What preparation is included
- Which sealant they’ll use, and why
- Whether they seal over old material or remove it
What happens if it’s left?
Water that gets past a floor joint can damage the floor beneath. Sealing them now keeps the problem at the surface. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Can I do it myself?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Use a well-wrung mop rather than flooding the floor
- Keep caulk for dry, still joints only
- Keep heavy wheels off new concrete joints until cured
- Check skirting joints after the heating season
Mop with a well-wrung mop rather than flooding the floor. Keeping the edges drier helps the sealant last longer.
Once concrete joint edges start to break, wheels make it worse. Early resealing helps keep the joint intact.
What affects the quote in Rattray
The quote reflects the job in front of us. We take into account:
- The product the joint needs
- How many rooms, windows or areas are involved
- Any working-time requirements on site
- Whether the work is at height
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.
What to tell us for a quote
Photos help, but a description is a good start. Try to tell us:
- If it’s domestic, commercial or a hotel
- Pictures of the joints, sent by email
- How we’d reach the joints
- What the problem is, such as mould, gaps, leaks or cracking
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
Joints and finishes in Rattray homes
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Perth and Kinross, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.
Community buildings like Parish Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.
