Floor Joint Sealing in Rackham
Sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints for homeowners, landlords and businesses in Rackham. Fully insured, ARBOMaster approved and guaranteed for a year.
- Cracked grout where a tiled floor needs a movement joint
- Caulk that has cracked where the floor moves
- Worn sealant at door thresholds
How we handle floor joint sealing in Rackham
Painted skirting can be sealed with a flexible product that can be painted over. In wet areas we’d normally use silicone. Typical jobs include perimeter joints in tiled floors filled with grout and floor edges that trap water and grime, across concrete floor joints, commercial floors and tiled floors.
Around Rackham, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.
All of our work is guaranteed for twelve months.

Aftercare tips
Good habits help new joints last longer. Our tips:
- Ask before painting over a sealed joint
- Keep heavy wheels off new concrete joints until cured
- Walk round the room once a year and look at the edges
- Use furniture pads near skirting
Avoid flooding the floor when you clean. Keeping the edges drier helps the sealant last longer.
Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges and the floor safer.
What sealant work cannot fix
We will not take on work that will not last, so here’s what sealant cannot put right:
- Large cracks that need a surveyor
- Subfloor problems that need a flooring contractor
- Loose, hollow or cracked tiles, which need a tiler
Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before you book.

The process
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for most rooms, longer for large commercial floors. For a village or hamlet like Rackham, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- We clean and vacuum the joint and fit backing where the depth needs setting.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
Getting ready for the visit
- Clear the area around the work
- On commercial sites, let us know about site rules
- Try not to wet indoor joints just before the visit
How to get a quote

Related advice
Leave it or put it right?
Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. In a small place like Rackham, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and give you a clear price before work begins.

What we’re called out for in Rackham
A new floor or screed shrinks and settles as it dries. Gaps at the edges appear in the first year or so.
These are the problems we are asked about most:
- Caulk that has cracked where the floor moves
- Gaps opening between the floor and skirting
- Open joints that fill with dirt
- Grout used at the floor edge instead of sealant
If you look after a church, hall or community building such as Church of St Peter, floor and skirting joints in halls and kitchens wear like any others.

Common questions in Rackham
Can you do floor joint sealing in Rackham?
Yes. Our work covers London and the South East, and Rackham is part of that. You can call 0345 464 0079 or drop us an email and tell us what needs doing.
Do you cover smaller places like Rackham?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is there a guarantee?
Yes, always. Each job is guaranteed for twelve months.
Is caulk good enough for skirting?
Not where the floor moves or gets wet. Caulk cracks as the floor moves. A flexible sealant lasts longer there.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
My floor grout keeps cracking in a line. Can you help?
Normally, yes. A crack along a grout line often means the floor needs room to move. We rake out that line and seal it with flexible sealant.
Where are you based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Thresholds
Two different floors meeting at a threshold move differently. A flexible sealant bridges them.
Concrete floor joints
Old filler, dust and debris are cleaned out of the joint. Backing goes in where the depth needs controlling.
For landlords and businesses
Letting agents and landlords in Rackham can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.
